Block Property Manager – West Midlands (County)
An opportunity for a Property Manager who is looking to progress their career in Block Management, to join our team covering the Warwickshire and Worcestershire area.
Longlease Property Management is the Block Management arm of the business. As well as offering rural advice and professional services, my clients manage commercial and residential property portfolios, residential sales and lettings, valuation, general practice work, planning and architecture, development, strategic land promotion, client accounting, block Management and compulsory purchase.
The Property Manager is a key member of the team and is responsible for a portfolio of residential properties. Also supporting the Director and property management team in co-ordinating the administration of building repairs and maintenance work.
Key Responsibilities
1. Managing a portfolio located in the Worcestershire and Warwickshire area
2. Organising the maintenance of the buildings and communal areas
3. Liaising with contractors regarding maintenance and major works
4. Managing any onsite staff and cleaners and maintenance
5. Maintaining health and safety regulations and legislation
6. Producing and managing service charge budgets across the portfolio
7. Approval of works and supplier invoices within agreed deadlines
8. Respond to information requests in a prompt and timely manner internally and externally to stakeholders
9. Maintenance of a site inspections schedule for managed portfolios, undertake visits where necessary
10. Arrange, attend and record client meetings and RMC AGM’s including evening meetings
11. Ensure all client developments and buildings are properly maintained and monitored
12. Process Section 20 consultations
13. Review insurance cover of developments on a periodic basis to ensure they have adequate levels of cover
14. Work with other departments to ensure service charge accounts are prepared, approved and distributed to residents in a timely manner in line with statutory obligations
Skills
1. Knowledge of the ARMA practice standards, RICS Service Charge Management code
2. A good knowledge of Section 20/major work consultation processes
3. Excellent communication skills both written and verbal to provide good customer service
4. Able to prioritise, organise and manage own workload
5. Customer/client focused
6. Confident with Microsoft Office, in particular Word and Excel
7. Able to manage leasehold sales enquiries and tasks associated with property transfers and sub-letting
Experience
1. Block Management experience
2. Experience of working with a close team environment
3. Administration experience within a busy environment
4. Basic service charge accounts knowledge
