OVERALL PURPOSE OF THE JOB:
Operate and manage all engineering assets to support the business with no unplanned disruptions in the most cost-effective manner. Manage reactive works process to ensure requests are responded to and closed out in accordance with agreed procedures. Develop management tools to actively report on asset and building performance, and make recommendations for improvement. Carry out PPM, reactive, and breakdown works to all Electrical/Mechanical systems within the site. Engineers must demonstrate relevant knowledge of HVAC and BMS systems, including the ability to fault find using graphical information and current alarm data.

KEY TASKS / RESPONSIBILITIES:
1. Ensure that routine PPM is carried out to all mechanical plant in accordance with Site task schedules and asset lists.
2. Ensure that reactive tasks throughout the building are completed and proactively highlight areas for improvement, including concessionary stores and fabric-related items.
3. Swiftly remedy plant faults and defects to maintain serviceable order at all times.
4. Ensure that suitable spares are available for maintenance and reactive works, providing parts lists and estimated timescales for remedial works.
5. Keep the Computer Based Maintenance system (e.g., Concept, Smart Hub) up to date, ensuring PPM and reactive tickets are closed out with accurate data.
6. Complete all relevant paperwork regarding reactive and breakdown works and pass it without delay to the contract administrator.
7. Prepare and use Method Statements and Risk Assessments for all tasks to ensure safe working practices.
8. Develop a good working relationship with all staff, subcontractors, and client representatives on site.
9. Supervise and monitor subcontractors' works while they are on site undertaking maintenance.
10. Ensure tasks are completed with appropriate H&S awareness/implementation.
11. Awareness and compliance with contractual KPI's/SLA's.
12. Provide a safe and healthy working environment, including wearing uniform and PPE.
13. Operate a Permit to Work System in accordance with Smart Quality, Health & Safety procedures, and client requirements.
14. Ensure the engineering team produces required near miss reports, dynamic risk assessments, and detailed records of site activities, challenging and escalating any non-compliance where necessary.
15. Keep all plant rooms under the company's responsibility locked and in a clean and tidy condition.
16. Provide out-of-hours emergency callout cover outside normal office hours and weekends.
17. Complete any other tasks as directed by the site management team.
18. Perform all other tasks defined by the client.
PERSON SPECIFICATION:
Experience (Essential)
1. HNC in Mechanical Engineering or equivalent.
2. Certified Mechanical in HVAC systems.
3. Minimum City & Guilds certificate/s within an appropriate engineering discipline.
4. Fully conversant with large complex multi-functioning HVAC buildings.
5. Experience with chilled & condenser water systems.
6. Knowledge of Close Control Air-conditioning systems.
7. Experience with air-cooled chillers.
8. Familiarity with water treatment - ACOP L8 and Cooling Towers.
9. Excellent customer-facing manner.
10. Positive and proactive approach to work, able to work on own initiative.
11. Aware of health & safety legislation and safe systems of work.
12. Experience maintaining all relevant Mechanical equipment to clearly defined criteria and experience working in building services.
