Who We’re Looking For
As a Property Manager, you will ensure the efficient operation of the property and be responsible for initial tenant certifications and recertifications; generating monthly occupancy reports; on-site collections; posting and depositing rental payments. The Property Manager oversees the condition and appearance of buildings and grounds in addition to performing monthly unit inspections. The Property Manager works in conjunction with the Director to resolve all tenant concerns and issues in a timely fashion while achieving the financial and occupancy goals of the housing project. A thorough understanding of the housing market, superb time management skills, and providing exceptional property management services are required. Working knowledge of Low Income Housing Tax Credit properties and LIHTC Certification is also required. Some evening and weekend hours will be necessary.
Responsibilities
Your responsibilities in this role may include:
1. Work in collaboration with the director to maintain occupancy rate and Low Income Housing Tax Credit guidelines (LIHTC).
2. Conduct initial interviews and paperwork with potential tenants.
3. Collect, document, and deposit rent, fees, and charges.
4. Coordinate with maintenance staff to maintain repair costs within budgeted parameters and supervise maintenance service responses to ensure a high degree of tenant satisfaction.
5. Perform apartment inspections monthly as well as prior to move-in and at move-out.
6. Produce reports on occupancy rates, financial performance, and overall performance of the property.
7. Provide seminars for tenants.
8. Follow the marketing plan developed by the director to generate optimum rental traffic to maximize occupancy and maintain LIHTC compliance.
9. Prepare application packets for potential tenants in advance.
10. Complete the verification process and obtain necessary release of information signatures.
11. Maintain the tenant waiting list to ensure occupancy compliance with funders.
12. Follow Gaudenzia and funders' guidelines in collecting, documenting, and depositing rent, fees, and charges.
13. Prepare monthly financial reports and submit them to designated funders.
14. Conduct monthly building inspections and submit needed maintenance requests to ensure adequate upkeep of the building.
15. Maintain current information on appropriate rates for maintenance services.
16. Monitor response time of maintenance requests to ensure tenant satisfaction.
17. Conduct and maintain documentation of monthly inspections of units.
18. Prepare and submit monthly financial reports to the Director to reflect monthly occupancy rates, financial performance, and overall performance of the property.
19. Establish and maintain positive relationships with funding sources and regulatory agencies.

Qualifications
Education/Training:
Master’s degree with 1 year of experience, Bachelor’s degree with 2 years of experience, or Associate's degree with 3 years of experience. Appropriate real estate management experience can be substituted for education.
Experience: Experience managing LIHTC properties is a must!
