An exciting new role within our Property Function! Tesco is recruiting for a new Head of Property Asset Management, Tesco are looking for someone to manage a portfolio of over 3000 retail units (All Formats) and Depots, this will include all operational, investment, closed/surplus land and buildings, surplus land disposals, store buybacks and lease regears.
You will be responsible for
* Advising senior colleagues on all Property related matters. Implements the £380m Lease Buyback Strategy
* Spotting opportunities to enhance our assets and fully utilise them including surplus carpark development/letting
* Overseeing the payment of over £1.6bn in rent & rates whilst meeting all financial control and audit requirements
* Having a clear understanding of Finance matters relating to all Property costs (Capital or Revenue) and setting, tracking and forecasting challenging property budgets.
* Disposing of all surplus land and meeting our £5m pa. lease regear target.
* Ensuring operational properties are occupied in accordance with general property law, their lease terms, their title and Health & Safety regulations (with the team being the day-to-day landlord/tenant contact)
* Collaborating closely with other areas within Property on refurbs and asset optimisation re landlord consent
* Managing external Consultants, Solicitors and Managing Agents and supporting the business in the roll out of various new initiatives
* Taking ownership for specific Project Streams, eg Cladding remediation, Closed Stores, Disposals, H&S issues
* Following our Business Code of Conduct, always acting with integrity and due diligence
* Actively contributing to ESG targets & supporting Diversity & Inclusion targets
* Developing and leading a high performing team, giving them the opportunities to be their best
* Being a go-to for general real estate advice for wider group companies
You will need
* MRICS or other Property related qualification
* Extensive Property Asset Management experience preferably with another multiple Retailer or an Asset Manager within a large REIT or Property company
* Managing & Motivating a team
* Property budgeting & reporting
* Excellent track record of achievement

* Annual bonus scheme of up to 45% of base salary
