Your New Job:
Having an abundance of awards to their name, this growing contractor has a reputation for being a real market leader in their field. As the business forecasts a 20% increase in turnover, they require a Development Co-Ordinator to complement their existing team.
The successful candidate will support the Head of Development to implement the Business Development Strategy and deliver projects through the pre-construction stages, taking responsibility for agreed tasks and collaborating with other departments to achieve necessary outcomes and timescales.
Responsibilities:
1. Pre-construction Project Management:
Taking responsibility to proactively manage a range of tasks and projects from inception to contract conclusion and the site start meeting.
2. Working closely with other teams to assess the development potential of pipeline sites, research and collate initial information and coordinate feasibility and capacity information.
3. Contribute to brief preparation for internal and external design teams and clients and in all aspects promote commercially favorable outcomes.
4. Procure, appoint, brief, monitor and manage design teams, surveys and investigations ensuring compliance with internal procedures, budgets, timescales, and appointments. Ensure best value for money.
5. Prepare pre-construction programs for individual projects, liaise with other teams to set realistic milestones, and thereafter monitor progress, report internally and to clients and update as required.
6. Manage the agreement of specification on individual projects, reviewing client specifications/guides and preparing divergence schedules negotiating with clients, collaborating with internal teams.
7. Manage the agreement of component schedules on individual projects and ensure coordination and client sign off of samples within necessary timeframes.
8. Keeping clients informed and up to date on progress, including contribution to monthly progress meetings and producing and maintaining accurate records.
9. Contribute to public meetings and planning consultations, including preparation of necessary information and collateral.
10. Supporting the Head of Development in the delivery of contracts, including coordination of information with other team members to provide necessary plans, Contractor's Proposals, and other technical schedules.
11. Support the Head of Development in the delivery of consultant appointments, reliance letters and collateral warranties.
12. Contribute to the preparation and coordination of tender and framework bids.
13. Contribute to the preparation of approval reports and progress updates.
Sales and Marketing:
1. Engaging with potential customers and other stakeholders to promote the company.
2. Cultivating strong relationships with existing customers and encouraging repeat business.
3. Representing and promoting the company externally including attendance at external events.
4. Contribute to the negotiation and delivery of community benefits activity on individual projects.
5. Reporting and analysing internal statistics on post-completion defects, carbon emissions and recycling to help develop marketing messages.
6. Keep the Marketing team informed of project progress and key milestones or communication opportunities.
7. Contribute to a customer-focused culture.
Processes and Procedures:
1. Maintain clear and accurate financial records of individual projects and Development Team expenditure, ensuring compliance with, maintaining and reporting against agreed budgets, cashflow forecasts and purchase orders.
2. Maintain clear and accurate file management and record keeping for individual projects.
Strategy:
1. Monitoring and reporting on business development related KPIs.
2. Conveying information clearly to other team members and maintaining good relationships.
3. Contribute to the maintenance of the standard specifications and component schedules.
4. Recording lessons learned in relation to pre-construction activities and implementing agreed procedural improvements thereafter.
Construction and Post-Completion Phase:
1. Ensure successful handover of projects between internal teams from Development to Commercial and Construction teams, providing clear communication, accurate information sharing and file management.
2. Ensure successful handover of projects between Development and other teams with external clients.
3. Providing support to Commercial and Construction teams with information requests and client queries.
4. Managing customer relationships and encouraging recommendations and references.
5. Facilitating and recording post-completion review meetings internally and externally.
Requirements:
1. Degree in a Built Environment discipline or related field.
2. Excellent organisational and communication skills.
3. Excellent problem solving and interpersonal skills.
4. Knowledge of the development process.
5. Proven experience in development within the construction industry.
6. Understanding of design and build contracts.
7. Managing internal and external teams.
8. Ability to build cohesive partnerships.
9. Experience in communicating information to team members in a concise format.
10. Experience of managing client relationships and expectations.
11. Problem solving and solution based individual.
12. Full UK Driving Licence.
