Job Summary:
The ideal candidate will be a dynamic and experienced Property Manager responsible for overseeing all operational aspects of property management for a diverse portfolio of properties. This role involves meticulous budget control, effective management of contractors, efficient handling of maintenance requests, and ensuring the highest standards of property upkeep. The Property Manager will excel in day-to-day management of tenant relations, coordinating maintenance and repairs, and overseeing security, janitorial services, landscaping, snow removal, and preventative maintenance. The successful candidate will demonstrate exceptional organizational skills, a proactive approach to problem-solving, and a commitment to maintaining a safe, attractive, and well-functioning environment for all tenants.
Responsibilities:
1. Respond to tenant requests promptly and follow up to ensure satisfactory resolution of tenant concerns.
2. Hire, manage, and monitor all contract work, ensuring all projects and repairs are completed efficiently and to high standards.
3. Conduct regular property inspections to identify and address potential issues early, maintaining property condition and tenant satisfaction.
4. Develop and implement comprehensive property management policies and procedures to enhance operational efficiency.
5. Ensure compliance with all health and safety regulations, including all fire standards, to provide a safe environment for tenants.
6. Provide 24-hour emergency coverage for the properties, ensuring quick response to any urgent issues.
7. Manage vendor relationships by establishing and maintaining strong connections with contractors, suppliers, and other vendors to ensure timely, cost-effective, and high-quality services.
8. Oversee renovation and new construction projects to enhance property value and appeal, ensuring projects are completed on time, within budget, and to required standards.
9. Handle tenant disputes by mediating and resolving conflicts to maintain a harmonious living environment and reduce tenant turnover.
10. Supervise all property maintenance staff, ensuring high performance and adherence to property standards.
11. Prepare for and present regular update meetings to Senior Staff on progress across the portfolio.
Qualifications/Experience:
1. Minimum 3 to 5 years of property management experience.
2. At least 1 year in a supervisory or management role.
3. Experience managing a construction project.
4. Detail-oriented and strong oral and written communication skills.
5. Must have valid driver’s license and vehicle (work-related mileage paid).
6. Police record check may be required for this position.

$85,000 – $105,000
