ABOUT THE ROLE
The role of the Senior Technical Coordinator is to aid the Operations Director in the preparation, delivery & coordination of production information on strategic & live projects to support all internal functions of the business. Active sites in both Erith & Faversham, both of which you’ll visit on a weekly basis.
REQUIREMENTS
Pre-Acquisition
1. Provide technical support and advice during the acquisition of new sites and development opportunities, including;
2. Commission and prepare due diligence/technical reports.
3. Research and advise existing site constraints.
4. Research and advise abnormal site conditions that may impact design or development costs.
Planning
5. Provide technical support in the preparation of detailed planning applications, including;
6. Carry out technical review of schemes prior to planning applications being submitted to local authority and advise suitability of proposed designs.
7. Advise where layouts could best be optimised to improve net to gross development areas or add increased revenue from individual plots.
8. Provide architectural advice on design layouts and appearance of proposed new developments.
9. Pre-selection of external materials.
10. Commission investigative site surveys and reports.
Implementation
11. Prepare technical support in the preparation of detailed design information to assist the procurement and construction of new developments including;
12. Pre-selection, appointment, and management of consultant design team.
13. Negotiation of consultant fee proposals and monitoring of fee expenditure against allocated budgets.
14. Co-ordination of payments to external consultants.
15. Chair design team meetings.
16. Set outline design programmes and monitor consultant performance.
17. Commission detailed investigative site surveys and reports.
18. Lead the optimisation process to enable early sign off of floor plans.
19. Advise and co-ordinate requirements for sustainability, environmental, ecological and eco- homes constraints.
20. Register plots with NHBC for Buildmark warranty.
21. Clear building control, site engineering and warranty conditions with NHBC.
22. Liaise with statutory utility providers.
23. Clear outstanding planning conditions with local authority.
24. Liaison with and co-ordination of specialist sub-contractors.
25. Attend / chair site progress and co-ordination meetings.
Sales
26. Provide supporting information to the Sales Department to assist the preparation of sales literature and the conveyancing of individual properties, including;
27. Plot conveyancing plans as required by land registry
28. Computer Generated Images.
29. Basic sales plans and area schedules.
REWARDS AND BENEFITS
£60,000 – £70,000 base salary + £10,000 Car Allowance.
