**FULL REFURBISHMENT PLANNED** The Seabirds is a large detached traditional pub, located in the coastal area of Bridlington. This seaside family-friendly pub is situated on the main road with nearby shops, less than two miles from the center of Bridlington town center and around half a mile from North Beach. The pub is located within easy walking distance of a large number of caravan sites and B&B guest houses. Bridlington benefits from having a railway station, located on the Yorkshire Coast Line, operated by Northern who provide all passenger train services.
Pub Layout
The trading is split into two rooms by a central round bar serving both rooms. The front room on entering the building is the bar area, with the pool table, dartboard, and seating for around 30 guests. To the rear of the property sits the largest room which has tables and seating for up to 70. There is a large commercial catering kitchen, storage space, basement level beer cellar, and good-sized toilets. Externally, there is a large car park for 18+ cars, a decked drinking area to the rear of the building with a grassed area, along with several benches to the front of the building.
The full refurbishment scheme will include complete external redecoration and signage along with works to a new terrace seating area with festoon lighting. Internally, there will be full redecoration with new fixtures & fittings, refurbishment of the bar servery and back bar areas, new carvery unit, works to the toilet areas, and new bi-fold doors leading out to the new terrace area.

The upcoming renovation aims to transform the pub into a versatile destination with a fresh, all-encompassing appeal. The redesigned bar area will cater to pub games and live sports coverage, while the lounge will provide a comfortable environment for casual dining and drinks. We anticipate a boost in local trade, complemented by seasonal visitors drawn to our vibrant entertainment and events calendar. Our strong food offerings are set to resonate well within the community, ensuring a dynamic and welcoming atmosphere for all.

The private accommodation is in good order having been newly decorated, and consists of three good-sized bedrooms, kitchen, lounge, and bathroom.

Tie: All drinks categories are tied. For fully funded licensees on long-term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
BDM Vision
Admiral Taverns are seeking an exceptional, experienced licensee who can elevate the pub to become the premier destination in the area. A strong industry background is crucial, particularly in managing a busy food operation and maintaining high standards, which will complement our planned refurbishment. The ideal candidate will possess excellent marketing skills and the drive to attract both the local community and seasonal visitors. This is an outstanding opportunity for an exceptional licensee to play a pivotal role in our project from its inception.
Future Plans
Annual Rent: This is our lowest rent figure associated with a Full Tie. If the tie is reduced, the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed. On occasion, our Business Development Manager will discuss a start-up rent which is discretionary to an individual pub and can be discussed.
Security Deposit: This sum of money will be held on your account and will be returned to you on exiting the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long-term agreement.
Working Capital: This is a recommended amount required which will be used in the day-to-day running of the business.
Stock: This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened/opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings: This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
Training: £350.00 – Before signing a long-term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost: £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you peace of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
*Zero Business Rates: Based on the April 2023 rating list, the Nil Rates Payable are based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes. Please note, this only applies to pubs marked with an Asterisk *
