Assistant Facilities Manager

The Assistant FM will be primarily engaged in the compliance and planned preventative maintenance (PPM) and breakdown repairs for a wide range of building services for the Academy site. The post holder will undertake these duties appropriate to their core specialist skills and will carry out multi-disciplined activities within the scope of the individual's training and competence.

And as a Facilities Assistant Manager with Bellrock, you’ll do it by
Health, Safety and Environment:
* Work in compliance with all current health and safety legislation and adhere to the company health and safety policies and procedures
* Attend any training, both statutory and mandatory, in-line with the Bellrock FM legal responsibilities and those that the role deems necessary
* Coordinate with the Site Supervisor to ensure all equipment used across the site is PAT tested and validated
* Oversee, through the Site Supervisor, that all working areas are maintained in a clean and safe manner
* Identify and report potential safety and security issues
* Work with the minimum supervision and where appropriate under permit to work systems
Operational:
* Coordinate and supervise all repairs and maintenance to all building services equipment and controls including boilers, heating systems, ventilation systems and domestic hot and cold-water systems
* Work to the planned maintenance schedule, delivering outputs within the constraints of time, quality and safety
* Coordinate and supervise investigation and rectify faults efficiently and effectively on a wide range of building, electrical and engineering services
* Maintain operation of alarm systems in accordance with standard procedures and manufacturer’s instructions
* Carry radio/mobile phone for communication with other FM site personnel
* Provide assistance to all the site services teams as may be required, to appropriate skill level and experience
* Participate in on-call rota, responding to emergency callouts, working overtime, as required
* In conjunction with the Site Supervisor, order materials and supplies when required, and maintain and oversee stock levels
* Oversee and support the opening and closing premises, facilities and grounds to meet the routine and non-routine requirements of the building occupants as necessary.
* The post holder may be required to undertake any other duties which may reasonably be required within the nature of the duties and responsibilities of the post
Financial:
* Assist Site Supervisor to calculate materials and supplies required for task completion
* Oversee, in conjunction with the Site Supervisor, ordering of supplies and materials, and control stock levels within company guidelines
* Track repairs and costs
Human Resources:
* To adhere to all Company HR policies and procedures, including Criminal Records Bureau (DBS) checks, as required.
* Undertake training to meet the changing needs of the FM service
DECISION MAKING AUTHORITY:
* Oversee and support caretaking/maintenance team and supply lines
* Provide leadership and direction to the FM service team, and suppliers in the absence of the Facilities Manager, in conjunction with the Senior Administrator
REPORT PREPARATION:
* Complete and keep accurate and concise records of both breakdown and maintenance repairs as well as all PPM jobs
* Complete job sheets and diary requirements where necessary.
* Review Action Plans with line manager
INTERACTION WITH OTHERS:
* Display interpersonal skills, with ability to develop working relationships on all levels
* Maintain confidentiality at all times
* Display good communication skills, both orally and written (clear & concise)
* Daily contact with line manager regarding day to day, and periodic activities
* Site staff caretakers & administrators
* Client
* Suppliers and Subcontractors
* Working in environment where children are present
What does it take?

* Computer literate and proficient in MS Office would be beneficial but not fully necessary
* DBS clearance is essential
Working arrangements

In this role, the successful candidate would be required to work from the Sir John Colfox School in Dorset. Working hours are 8.30am to 5pm.
