Job summary/Purpose
Working with the UK Sales & Marketing Director to be the custodian for the national tiered specification, develop the Options proposition that provides competitive edge, meets with customer expectation and delivers incremental revenue and margin.
Primary Responsibilities
* Develops and enhances the Options range to meet with expectations of the Taylor Wimpey target customer demographic.
* Conducts a regular review of market trends, customer needs and the competitor upgrade offering making recommendations to ensure our Options proposition is market leading - strong, compelling, distinctive and differentiated.
* Conducts customer research to understand needs and identify opportunities to improve or extend the proposition.
* Is the custodian of our National tiered specification, monitoring and driving compliance, ensuring it offers breadth and flexibility which can be applied to a range of demographic locations and customer profiles.
* Develops and communicates the Options upgrade path for each of our standard specification tiers to maximise revenue growth.
* Delivers an industry leading digital solution allowing customers to visualise, select and purchase Options upgrades.
* Works with IT and 3rd party providers to manage the Options Online system ensuring it is fully maintained and all content is accurate and kept up to date.
* Works with the procurement team to recommend, source and launch new products, manage changes to product ranges, specifications or national suppliers and to facilitate business unit communications.
* Supports the procurement team with review and approval process for Business Unit dispensations.
* Works closely with business units to ensure operational sales delivery is compliant with Group guidance and to a high standard.
* Manage and maintain sales manuals and guidelines, policies and procedures (Operating Framework).
* Works closely and regularly communicates with Options Coordinators ensuring the range and administrative processes are fit for purpose.
* Develops annual plans with Options Coordinators identifying opportunities to grow revenue, margin and volume.
* Facilitates regular communication and ensures sales teams are fully trained and have marketing material, tools and skills including Sales Information Centre selection and display to effectively sell Options upgrades.
* Works with suppliers to ensure sales teams have the knowledge, tools and skills to help them to sell Options upgrades effectively.
* Works with BU Sales and Commercial functions to ensure pricing is competitive and aligned to the National pricing strategy.
* Works with Business Units and Functional teams to drive compliance and maximise volumes, revenue and margin across all categories.
* Generates regular reporting monitoring the use of Optional upgrades as an incentive and makes recommendation for performance improvement.
* Sets guidelines for show home interior design and presentation that are engaging, compelling and appropriate for a range of customer demographic profiles.
* Appoint and manages the interior designer panel ensuring that they deliver to agreed service levels, adhere to design and cost guidelines and share best practice.
* Ensures show home interior design is on trend, meets customer needs and is delivered by panel providers cost effectively.
Experience, Qualifications, Technical Requirements
* Knowledge of sales processes, systems and procedures.
* Project Management – experience managing cross functional teams to deliver projects on time and within budget.
* Experience working in a decentralised business.
* Knowledge of the housebuilding industry and associated customer journey.
* Academic achievement in sales or marketing related discipline – degree preferred.
