Job Purpose:
The New Homes Sales Negotiator is a new role following an exciting period of growth for the business. Lucy Developments is evolving from using a main contractor procurement model to delivering the majority of our new homes in-house. Our Bodicote development will be the first site where we will be direct selling homes.
This is a crucial role in driving sales whilst ensuring a positive customer experience. The candidate will have a genuine enthusiasm for the housing market and the appeal of new-build homes. They will have a drive to meet and exceed sales and performance targets and have the ability to find solutions to purchaser concerns or challenges in the sales process.

Lucy Real Estate consists of Lucy Properties and Lucy Developments, the asset management and property development divisions of the Lucy Group.
Lucy Developments builds premium houses and flats for sale in Oxfordshire and the surrounding counties. The core objective of the business is to acquire development sites with or without planning permission and generate profit from the completed sales of residential units. We carefully select our sites to ensure they are in prime locations and provide a high-quality product and excellent level of service to our customers. Our developments are rooted in providing long-term value and community and contributing to the growth of the local area. We are a niche developer using group funding with a remit to double our turnover in the next 5 years.
Job Dimensions:
This role will report to the Sales and Marketing Manager.
Based in the sales office in Bodicote, the role will be 5 days a week to include weekends, 37.5 hours a week.
Key Accountabilities:
1. Manage and respond to enquiries from prospective purchasers, both in person and over the phone.
2. Provide detailed information on the properties for sale, including features, pricing, extras and availability.
3. Conduct property viewings and assist potential purchasers in understanding the benefits and features of our new homes.
4. Guide customers through the sales process, from initial contact to contract exchange and completion.
5. Build and maintain relationships with prospective and existing customers, ensuring their needs are met.
6. Negotiate offers and ensure that all sales targets are met or exceeded.
7. Maintain accurate records of all interactions with customers and track sales progress.
8. Work closely with the Sales and Marketing Manager to provide regular updates on sales activities and progress.
9. Ensure that all sales materials, brochures and signage are up to date and professionally presented.
10. Assist with the preparation of sales documentation and legal progression in collaboration with solicitors and other stakeholders.
11. Maintain a deep understanding of the local property market and competitor activity to provide informed advice to customers.
12. Offer exceptional customer service and support, resolving any issues or concerns promptly and professionally.
13. Attend monthly meetings as required and assist in providing information on sales activities and progress.
14. Work with the broader LDL team; technical, production, site.
15. At all times comply with company policies, procedures and instructions.
16. Implement new ideas and methods and continue to seek ways of both improving contribution to the organisations goals and enhancing the reputation of the company.
Qualifications, Knowledge, and Experience:
1. Previous experience in new homes or property sales, in a customer-facing sales role.
2. Highly motivated and target-driven with a passion for delivering outstanding customer service.
3. A positive, can-do attitude, with the ability to work independently and as part of a team.
4. Knowledge of the local housing market in Oxfordshire is a distinct advantage.
5. Strong organisational skills and attention to detail.
6. A proactive approach to identifying and securing new sales opportunities.
7. Excellent communication and negotiation skills with a strong ability to build relationships.
8. The ability to prioritise and work with agility and pace – to drive sales forward.
9. A team player who can demonstrate collaboration and has the ability to build relationships at all levels.
10. A working knowledge of MS packages including Excel and the ability to learn other relevant software.
