Multi-Family On-Site Residential Property Maintenance Technician
PRIMARY DUTIES & RESPONSIBILITIES:
- Quickly process and schedule day-to-day maintenance: preventative, scheduled, and routine maintenance.
- Conduct inspections of facilities to identify areas needing repair or improvement.
- Maintain records of maintenance activities and repairs performed.
- General repair and troubleshooting to include, but not limited to, HVAC, appliances, pool, electrical, etc., assigning out to vendors as needed.
- Wall repairs and patching, touch-up painting, and complete painting.
- Collaborate and coordinate with leasing staff on maintenance needs as they arise.
- Purchase and monitor inventory of stocked products.
- Review and obtain new vendor contracts annually, or as needed, to ensure competitive pricing.
- Work with the property manager in creating and monitoring a budget for each calendar year.
- Coordinate and complete all building system and equipment annual service, inspections, etc.
- Work with the leasing team on preparing vacant properties for move-in efficiently and quickly.
- Help guarantee customer satisfaction and retention with quality and quick work and a great attitude of service.
- All other duties that come up or as assigned.
