We are looking for someone to join our Roost on a full-time permanent basis, with the successful candidate working 4 days out of 7 between 8am & 6pm. Our new Caretaker will become a key part of our existing, friendly and experienced property team at our Mannequin House Property in London. Hours: 30 per week Salary: £21,294.00 per annum (£13.65 per hour) The City: Walthamstow, London. Genuinely one of the coolest boroughs to live and work in London. We have everything a student could need; easy and quick transport links to central London and its universities, craft breweries with street food and events on each week, specialty coffee shops and micro bakeries, indoor and outdoor markets including Europe's longest market on our high street and a 211-hectare urban nature reserve right on our doorstep. London houses over 400,000 students each year and Mannequin House is that home away from home with amazing service 24/7 from our team. The Site: We are a flexible team of nine, which consists of a Senior Operations Manager, Assistant Operations Manager, three Customer Service Advisors, two Housekeepers, and two Maintenance operatives. Mannequin House is staffed 24 hours a day, 7 days a week, 365 days a year by our friendly and approachable team. We work shifts covering the hours of 8am to 8pm and then handover each evening to a security guard. The Vibe: We’re an efficient team which allows for a relaxing atmosphere, we take the time to get to know residents through our friendly and open reception area and by hosting events across the month. We’re a unique building that covers over 35 London Universities. With 80% of our residents being from abroad, we put a lot of focus on resident wellbeing and ensure everyone enjoys their time with us… it’s usually their first impression of London Are you someone who prides themselves on ensuring an environment is not only safe, but the best it can possibly be? Our Caretakers are just that: individuals who take care of our buildings, providing not only safe spaces for our residents and team members, but also going over and above to keep our buildings well-maintained and looking fantastic. As a Caretaker at Student Roost, you are involved in all aspects of building maintenance, from carrying out small repairs to escorting third-party contractors to any issues within your building. You will also take the lead on compliance checks with your keen eye for detail and precise reporting skills. And just as you care for our buildings and the people within them, we’ll take care of you. We never walk past a problem and you will take pride in the day-to-day maintenance of the property, with a strong focus on customer service, attention to detail and a respectful approach that comes with working in someone’s home. DO Adopt a consistent and unrelenting approach to ensuring that your property is safe, through accurate and detailed compliance checks and swift reporting of non-compliance. Have a keen eye for anything that needs repairing or replacing, from painting to putting up shelves, unblocking drains to stopping leaks. Develop a keen understanding of planned preventative maintenance at your property and become your sites go-to for PPM queries. You’ll be happy to get your hands dirty by managing your property’s bin store area and taking the lead to ensure contaminated waste is correctly disposed of. Understand that safety and welfare are never overlooked so you must be able to use all equipment safely and efficiently, as well as escort, monitor and assist the quality of work of contracted landscapers and specialist engineers attending site Be your building’s maintenance expert, learning the quirks that make your site unique and the areas of your property that require additional care. COLLABORATE Work closely with the site manager and assistant manager to ensure any maintenance issues that require a third-party contractor are raised and reported and that planned preventative maintenance is carried out in line with the appropriate timescales. Psst… there are some challenges too There is a lot of statutory compliance jobs with this role, to make sure we are keeping our residents safe, so sometimes it might feel a little repetitive. Summer turnaround: This is when our residents leave us and it’s the busiest time in our calendar. It can involve clearing out residents’ rooms, supporting with higher than usual levels of maintenance, and just generally helping out.
