Due to our continued expansion, we are recruiting for a Site Manager to join our South West team. As a Site Manager, you will be confident and self-motivated, and a key member of the customer-focused Construction team in our South West region.
Reporting to the Contracts Manager, you will be responsible for managing the construction of a development through to completion, ensuring that Programme, Quality and Cost targets are achieved in accordance with the Build Programme, through the effective management of the Site team and Subcontractors. You will also be responsible for ensuring that safe working practices are adhered to in line with Health & Safety standards. You will be responsible for ensuring that your team delivers excellent customer service to our customers in line with company guidelines.
You will be expected to:
1. Ensure compliance on site to the company Health and Safety standards and processes, NHBC standards, building regulations and overall quality standards.
2. Co-ordinate labour and resources on site to deliver the build programme, and proactively schedule in trades to ensure optimum delivery.
3. Ensure that all plots are built to the highest standard of quality, complying with the NHBC Standards, Building Regulations, range specifications and best practice.
4. Undertake company directed quality control procedures and inspections at the correct timings, and rectify any defects so as not to incur additional cost, time delays to the programme, or reduction in the final quality.
5. Monitor and control the cost of production, and approve payment to contractors and trades where appropriate.
6. Carry out toolbox talks or similar on-site briefings.
7. Maintain accurate records for the development including but not limited to, Staff Inductions, Health, Safety and Environment, timesheets, incident reports, quality control checklists.
8. Liaise proactively with other internal departments, external suppliers and partners to ensure the build programme is achieved.
9. Work with Sales through regular sales/build meetings to ensure a smooth and controlled delivery of homes for customers.
10. Deliver a high standard of site presentation at all times.
11. Carry out New Home Tour with the Sales Executive and customer(s) to give a demonstration of the home, answering any questions, and rectifying any issues before Legal Completion.
12. With the support of the Contracts Manager, ensure that the on-site Construction team is fully resourced and well-directed, with clear guidelines to their own job responsibilities, and are provided with full support in achieving these in terms of communication, training and development, and the organisation of the site’s workload and resources.
13. Demonstrate a good behavioural example in all aspects of health and safety, organisation, conduct, quality of work, and professionalism.
14. Create a positive environment which drives a culture of respect and mutual support within the team.
15. Create consensus through influence and persuasion with the ability to inspire others.
Desirable skills and experience:
1. Experience within the house building industry is essential, with a good all-round knowledge of all aspects of construction and housebuilding, and relevant legislative requirements e.g. Health and Safety, NHBC requirements and Building Regulations.
2. Strong leadership skills to ensure optimum delivery to the highest quality standards.
3. Ability to prioritise tasks to meet changing business needs, proactive and able to demonstrate strong problem-solving abilities.
4. Experience of working to an established build programme.
5. Proven ability to ensure delivery of targets through good coordination of the workforce.
6. An understanding of Health, Safety and Environmental legislation.
7. Experience of working on new build projects.
8. Knowledge and experience of dealing with issues relating to Customer Care.
9. Ideally a member of the Chartered Institute of Builders and/or qualified to NVQ level in Construction Management, or a time-served tradesman with considerable experience in a full range of construction trades.
10. Current CSCS Card (Construction Skills Certification Scheme).
11. SMSTS (Site Management Safety Training Scheme) preferred.
12. Qualified to minimum NVQ Level 6 in Construction Management preferred.
13. Full UK Driving Licence is required.
