We are growing our Property Development team and have an exciting opportunity for you to join a small but dynamic team as a Senior Surveyor.
With c.54,000 acres in the portfolio, which includes operational and redundant land, we have a wide variety of sites representing a great opportunity to generate value for our customers.
Our Property Development team focuses on the sites no longer required by the business. These sites, with their mix of former uses, can be suitable for all manner of uses, and our team seeks to maximize their value. This could be by subject to planning deals for future developments, unconditional sales, auction, or transfers to special purpose arms of the business.
This role will give the successful candidate the chance to work on all manner of sites, ranging from large tracts of agricultural land to small former pumping stations, redundant sewage treatment works to old reservoirs.
This will include identifying and reviewing opportunities, undertaking due diligence and disposing of sites, as well as engaging with the wider business, assessing approaches from 3rd parties, and managing transfers to group companies.
The role will include short and long-term financial planning for STW’s PBIT target for direct property disposals while removing sites from the business with high opex costs and risk.
This role will enhance your disposal skills, with the opportunity to gain real insight into town and country planning and property development. It is vitally important that you have strong organisational and Excel skills, are a natural communicator with distinct confidence, have an appetite to work across a range of asset types, and a willingness to learn new skills.
As our Senior Surveyor, your key accountabilities will include:
* End-to-end management of disposals for a wide variety of sites, including rural land, residential properties, and development sites, including private treaty and auction sales.
* Tracking and management of the disposal pipeline, keeping an up-to-date record of the progress of sites including their projected profitability accounting for costs, book values, and constraints in conjunction with the Finance Business Partner and consultants.
* Negotiating sales to group companies, liaising with 3rd party advisors and solicitors while ensuring compliance with regulatory requirements.
* Working with finance colleagues to ensure book values and tax liabilities are properly managed, including CGT and VAT.
* Assessing opportunities to create value in various forms, including overage agreements, rights of way, and easements on a targeted basis and as a result of approaches from stakeholders.
* Liaising with Asset Strategy and internal stakeholders, including when identifying sites and ensuring records are correctly updated.
* Ensuring processes are in place for approaches from stakeholders and that these are managed in a customer-focused and timely manner.
* Assisting the disposal manager with all aspects of the team's work to realise value and follow regulatory requirements.
WHAT YOU’LL BRING TO THE ROLE
* You will be a self-driven and commercially minded individual with experience in Property or Asset management within the private practice or in a client-side firm, looking to gain more experience and progress within a large FTSE 100 Corporate.
* Proven experience in a similar role in the general commercial, rural, and/or residential property market is essential; however, the particular sector isn't that important. You must be a self-starter and able to manage your time effectively.
* Experience of property disposals, asset management, procurement, valuations including development appraisals and budget forecasting is required to deliver the role.
* The ability to work to tight deadlines and prioritise your workload.
Qualifications
To be a success and grow in this role, you will need to be a fully qualified Chartered Surveyor with proven post-qualification experience across a Commercial, Residential, or Planning and Development pathway.
You will also have a full UK Driving Licence as you will need to travel to sites across the region.
