Position Overview:
The Vice President of EMEA Workplace Strategy & Construction Manager will report to the Senior Vice President of EMEA Corporate Real Estate & Strategy (CRES). This role is pivotal in ensuring that the firm occupies optimal workplace environments that enable our investment and corporate teams to excel. Responsibilities include managing space provision and leasing, occupancy planning, workplace strategy development, and overseeing the design and execution of capital projects across EMEA.
Key Responsibilities:
Workplace Strategy:
* Maintain up-to-date knowledge of contemporary workplace and change management standards, facilitating stakeholder engagement to create project plans that meet long-term operational needs while aligning with broader corporate real estate strategies.
* Continuously refine workplace standards to adapt to evolving business requirements and demonstrate strong communication skills when presenting and defending plans to business leaders.
* Develop and manage relationships with business executives, internal stakeholders, and external vendors, ensuring consensus on workplace strategies and project goals.
* Assist in negotiating and administering the firms global corporate real estate portfolio, including reviewing leases, sale agreements, and work letters from prospective landlords and developers.
* Manage landlord relationships, ensuring timely budgeting, reconciliation, and payment of rent, rates, and service charges for all premises.
* Deliver ad hoc serviced office space solutions in line with business needs throughout EMEA.
* Collaborate with relevant stakeholders to develop and refine operational systems and processes that support the global CRE strategy.
* Leverage integrated workplace management systems (IWMS) to inform strategic decisions and project recommendations.
Design & Construction:
* Work closely with the EMEA Head of CRES to transition capital project initiatives from programming to execution, ensuring alignment with strategic goals.
* Collaborate with the Strategic Sourcing and Procurement Team to negotiate and administer contracts with general contractors and consultants.
* Lead efforts to refine best practices in design, project management, vendor selection, and diversity.
* Ensure transparent communication throughout the capital project lifecycle, maintaining focus on schedule, financial forecasts, and sustainability targets.
* Oversee the design, management, and construction of regional projects, ensuring adherence to approved schedules, scope, quality, and budget parameters.
* Organize and execute capital project initiatives, utilizing extensive knowledge in design and construction to drive successful outcomes.
* Promote seamless integration and collaboration with internal delivery teams, including GCS Administrative Services and Technology.
Qualifications:
* Minimum of 10 years of experience in a Class A building environment within a dynamic corporate setting (e.g., private equity, asset management, law firms).
* Degree-level education with relevant industry professional and vocational qualifications.
* Strong understanding of statutory building operations guidelines, technical aspects of building systems (mechanical, electrical, plumbing), and construction methods.
* Proven experience managing commercial interior fit-out and renovation projects with budgets of at least £10M.
* Demonstrated ability to innovate, train and develop teams, and foster excellent relationships with all internal stakeholders.
* Strong vendor management skills, with a track record of ensuring commercial and contractual performance.
