Job Purpose
This Area Site Technician Supervisor will lead the technical team in the delivery of PPM and reactive maintenance services. This role will require you to supervise your technicians and clients, ensuring good working relationships are maintained and built upon.
You will be the first line in all maintenance issues throughout your allocated sites. You may be required to request specialist attendance following initial call out.
The primary purpose of this role is to ensure the delivery of technical repairs and PPM's. You will ensure that all technical and compliance paperwork is accurate, completed and up to date at all times. In addition, you will be required to complete a schedule of compliance audits in a timely fashion, taking corrective action as required whilst driving process and supporting the training of all direct reports.
All work will be completed to the highest standards in an efficient and cost-effective manner, whilst complying with all Health and Safety legislation.
Key Accountabilities
Safety
1. Comply with the company Health and Safety Policy at all times.
2. Complete all mandatory online training and Evolve modules.
3. Ensure that compliance documentation is completed and up to date at all times.
4. Conduct emergency lighting tests and support associated repairs within scope where required.
People
1. To ensure company policies and practices are followed and delivered consistently.
2. To recruit, support, coach, motivate to ensure people performance is optimised.
3. Attend / hold meetings (in line with meeting schedule) with your line manager and direct reports to ensure effective cascade of all City communications and ways of working.
4. Attend training courses as and where necessary and to ensure personal job skills keep pace with technical developments.
5. Support the Area Maintenance Manager on all technical, people and FM process issues.
6. Provide cover for the Area Maintenance Manager during times of absence, holidays and meetings, if requested.
7. Ensure Technician's overtime sheets and expenses are completed accurately and approved on time.
Excellence
1. Prioritise maintenance and repair work to achieve agreed timescales and response times.
Service
1. Complete the Planned Preventative Maintenance (PPM) schedule within agreed timescales and ensure all necessary paperwork is completed accurately and returned with certification.
2. Respond promptly and positively to service call requests from the Helpdesk and assess the requirements of the job to ensure repairs are carried out as necessary.
3. Ensure that all sites within the Area are covered on a 24/7 basis to deliver both reactive and planned maintenance.
4. Identify non-repairable faults in plant and machinery and promptly advise the Line Manager of findings, with recommendations regarding suitable replacement.
5. Advise the on-site customer (management) of any repair and maintenance issues that are likely to affect the smooth running of the site.
6. Carry out surveys and complete reports as required by City management.
7. Carry out minor alterations and installations within the individual's technical competence in accordance with current specifications.
8. Complete general repairs and maintenance to customer sites as designated by City management.
9. Represent the company in a professional manner at all times and develop a good working relationship with City and customer employees.
10. Work with company and customer employees to ensure laid-down standards of quality are maintained at all times.
11. Monitor and update the Mercury system including live job updates and resource availability as required.
Integrity
1. Follow and support the purchase order process.
2. Ensure that all costs are agreed, validated and approved as required.
3. Comply with any other reasonable request or instruction from the City management team.
You will be part of a 1 in 4 standby on-call rota.
Financial Responsibility
This role is responsible for logging material spending and purchasing and supporting the Line Manager to ensure best value from 3rd party contractors.
People Responsibility
The Area Site Technician Supervisor is responsible for the direct line management of the Area Site Technicians and Area Maintenance Technicians including but not limited to the recruitment & induction of colleagues within their team.
Training & Development of ASTs and AMTs up to and supporting evidence for appraisals in line with company process.
Carry out reviews of any legal training requirements to ensure compliance across the estate.
Ensure all direct reports are validated and delivering all aspects of their role.
Ensure Technician training is up to date and compliant within defined standards.
To supervise the team's conduct and capability and support in the disciplinary procedure in accordance with the company D&G Policy as required.
Supervise any absence within the team fairly and consistently ensuring an RTW interview is conducted after each period of absence.
Knowledge, Skills and Abilities
1. NVQ Level 3/City and Guilds 236 Part 1 + 2 or equivalent in electrical installation/Maintenance (essential).
2. City and Guilds 2382 - 18th Edition (essential).
3. AM2 / JIB Gold card (essential).
4. Ability to maintain and repair a wide range of electrical and mechanical equipment, e.g., commercial ovens, dishwashers, and microwaves.
5. Quality of repairs and maintenance.
6. Speed and efficiency of work.
7. Response to service call requests within agreed response times.
8. Achievement of PPM schedule within agreed timescales.
