This role is in the Hard FM Services team which is a great team to be a part of where the work is diverse, technical, and challenging so, this role requires an agile, adaptive, competent team member who will demonstrate a flexible and adaptable approach. As the Technical Operations Manager you will be involved in the overseeing of the hard FM (facilities management). What you'll do: Have collaborative involvement with the delivery, management, and maintenance of a fully planned preventive maintenance system within our CAFM/QFM system, for Mechanical, Electrical, BCE, Estates and Building Fabric works. Work Collaboratively with the Helpdesk, Planning Scheduler and Compliance lead to deliver a fully compliant Planned & Reactive maintenance Service for all in-house maintenance. Setting and driving the estates reactive maintenance policy and the implementation of that policy through (Cobra/QFM) to meet client expectations of 100% statutory and 90% non-statutory PPMs. Liaise with relevant departments to close out remedial action from client service audits as per site requirements and in close consultation with the customer Ensure policies and procedures are established and implemented to make certain all reactive Work Orders are completed by the required date in accordance with the Payment Mechanism. Review performance and service criteria whilst ensuring compliance within the delivery of the Contract Strategy for the operation of the Planned and Reactive self-delivered maintenance regime. Raise concerns to the Technical Manager as appropriate to resolve noncompliance issues. Contribute operational input to support robust operational cases to Lifecycle Works Ensure productivity and efficiency of the workforce is maintained and demonstrable Labour management is utilised effectively with issues being raised in a timely manner from analysis of completed tasks against scheduled tasks. Responsible for implementing a programme of local Quality and Supplier Audits to ensure departmental (statutory) compliance. Any other duty commensurate with the position. What you bring: Experience in successfully operating a large and diverse multi-skilled workforce. Experience of a large engineering work force. Ability to provide both advice and guidance at the strategic and operational levels Must provide operational and project support to all other teams within the contract. Good working knowledge of Health & Safety Legislation. Desirable: 10 years front line experience in construction, property maintenance or related field. Experience of operating in a PFI environment.
