The role of Estates Shift Engineer is a rewarding and entrusted position within the Estates team at St James Hospital and integral to how the team supports patient care.
The role consists of a shift rota working 2 days (12hrs) followed by 2 nights (12hrs) then 4 days off. In this role, there is incorporated overtime due to the shift rota and enhancements due to the working pattern; the salary advertised is the basic salary not incorporating the shift allowances.
The chosen candidate will form part of a dynamic team committed to pushing the boundaries, working together to achieve the desired results and the best outcome for our patients. You will assist in work on complex systems, carry out dynamic Risk assessments, work autonomously as required, organizing and rectifying reactive works and carrying out statutory planned maintenance items to ensure maximum availability of equipment to minimize any downtime. Main Duties of the Job
The Estates Technician must come from a mechanical background and will be expected to carry out maintenance, fault finding, repairs and installation work on all facilities, plant and equipment throughout the Leeds Teaching Hospitals NHS Trust Estate. They will also act as the Trust representative in the absence of the Estates Officer or when requested to do so as and when the need arises by line management.
Working on the full range of Estates Services equipment, they will undertake activities which require comparison of a range of options, complex problems requiring analysis to resolve technical issues on multifaceted equipment/situations many of which have a direct impact on patient safety and the built environment. Responsible for calibration and fault finding on a wide range of engineering plant and equipment including, steam raising plant and associated equipment, medical gas systems, building services controls, heating and ventilation control systems and refrigeration plant.
Undertake condition surveys, evaluating inspection reports and maintenance repairs, improvement and capital works across the Trust as directed by management, ensuring compliance with Trust safety standards and procedures.
Plan and organize major interruptions, maintenance activities and co-ordinate the work of others. Provide practical training to others and evaluate work.

Job Responsibilities
Install, maintain, service and repair the full range of Estates Services equipment. Perform work including activities which require comparison of a range of options, complex facts requiring analysis to resolve technical issues in complex and multifaceted equipment/situations. Responsible for calibration and fault finding on a wide range of engineering plant and equipment including various systems, steam raising plant and associated equipment, medical gas systems, nurse call systems, fire detection, building services controls, heating and ventilation control systems and refrigeration plant.
Undertake condition surveys, evaluating inspection reports and maintenance repairs, improvement and capital work across the Trust as directed by management, ensuring compliance with Trust safety standards and procedures.
Plan and organise major interruptions, maintenance activities and co-ordinate the work of others. Provide practical training to others and evaluate work.
Deputise for Estates Officer on the full range of management duties as well as providing technical advice to other Estates staff and contractors.
Provide an emergency out of hours service, working a rotating shift pattern covering 365 days a year subject to appropriate negotiations.
Principal Duties & Areas of Responsibility
1. Carry out own dynamic Risk Assessments for all elements of work including manual handling.
2. Produce generic Risk Assessments as required for all elements of work including manual handling.
3. Supervise and organise Estates work taking place in a Clinical environment, including the allocation of resources as appropriate.
4. Work autonomously as required by utilising the Works Management System to allocate PPM and reactive work requests.
5. Liaise with area users to organise shutdowns of critical and complex patient support systems.
6. Communicate effectively with Wards and Departments in relation to Estates issues utilising written and/or verbal communication methods to ensure standards of service delivery are maintained and the service user is fully informed of works affecting their areas of responsibility.
7. Ensure that job descriptions are amended/updated to comply with the requirements of ISO9001:2000, HTMs, working practices and Permit to Work Systems.
8. Interpret and work from all instructions, drawings and specifications in electrical or mechanical installations, plant and equipment, to deal with new situations as they arise and pass on knowledge to others.
9. Provide written job descriptions for new PPM items utilising Manufacturers instructions and best practice guidance.
10. Have a thorough knowledge across a range of work procedures and practices, underpinned by theoretical knowledge or relevant practical experience.
11. Manufacture, design, assemble, erect and install new work often using own judgement regarding a range of complex equipment, requiring accuracy and precision.
12. Problem solving of technical issues and fault diagnosis on complex Mechanical and Electrical systems.
13. Observe statutory and other relevant requirements in particular to Health & Safety and Codes of Practice applicable to Operational Services.
14. Learn new techniques and undergo training as necessary.
15. The postholder will be expected to help develop policies, procedures and practices in relation to work area as appropriate.
16. Carry out Planned Preventative Maintenance and Day to Day duties involving the maintenance of all types of plant, equipment and installations, including boilers, water testing, stripping down boilers for insurance inspections and electrical system maintenance including fire alarm systems, batteries and uninterruptible power supplies.
17. Utilise the Works Management System for recording, updating and auditing estates records and the compilation of Plant Histories.
18. Carry out surveys for future maintenance, alterations or improvements including the preparation and compilation of technical reports.
19. Carry out maintenance and repair to buildings sanitary and water distribution systems in line with HSE guidance.
20. Carry out induction of new starters.
21. Carry out assessments of Apprentice/Students work ensuring compliance and standards of workmanship are in-line with legislation/national guidelines.
22. Responsible for organising and delivering Apprentices/Students on-site specialist teaching programmes enabling them to achieve NVQ level 3 in their core trades.
23. Perform a wide range of work of other estates trades as appropriate to their range of work e.g. multi-skilling.
24. Have a good understanding of the relationship of other estates trades.
25. Instruct others on aspects of his/her work relating to their core trade.
26. Carry Trust communication devices (PDAs) to facilitate immediate response to reactive requests, planned maintenance and emergency breakdowns.
27. Participate in appropriate on-call/shift rotas, subject to appropriate negotiations, and be prepared to work such hours that may be required in an emergency.
28. Any other duties as may be reasonably required by line management commensurate with the grades of the post.
29. Respond to switchboard and building management system alarms. e.g. Fire alarms, lift trappings, Medical Gas Alarms, Boiler Alarms.
30. Work to and interpret Health Technical Memorandums as relevant to core trade e.g. 01 (Sterilisers), 02 (Medical Gases), 04 (Legionella), 06 - 02 (LV Safety Code).
31. Use BMS system for first line plant fault diagnosis and plant performance monitoring.
32. Use of electronic devices to monitor and analyse reports from complex Building Management System and Security Systems and equipment to include data collection, first line diagnostics, performance analysis and maintenance.
33. Monitor, maintain and repair Endoscope reverse osmosis and decontamination water systems.
34. Responsible for the approval and authorisation that Estates systems are safe and equipment is calibrated prior to the commencement of any Hydrogen Peroxide Vaporisation decontamination taking place in Clinical areas.
35. Frequently control the action of untrained and unskilled individuals during the release of trapped lift passengers and whilst doing so take full responsibility for the safety of these passengers, on completion call out lift service engineers and liaise whilst they are on site.
36. Call-out and manage drainage engineers out of hours.
37. Carry out shift handover with oncoming shift team, maintain shift logbook up to date at all times.
