Salary - £24,750 - £30,000.00 depending on experience plus Serco Benefits.
Main Purpose:
Reporting to the Field operations manager, the primary function of this role is to provide building maintenance services to a designated area or number of properties. The role requires close working relationships with the housing teams to ensure outstanding service to the users.
Main Accountabilities:
* To provide building maintenance services to a designated area or number of properties.
* To report faults using the IT system to ensure all faults are reported and closed for their property portfolio.
* The role of the MO is to ensure that all properties under their control are free from building defects as defined under the Home Office Contract.
* Liaison with external sub-contractors to ensure access can be obtained, works are completed to agreed standards and the sub-contractors operatives are approved.
* To undertake audit samples of external suppliers work and report findings.
* To undertake once a year a Portable Appliance Test (PAT) for any properties in their area.
Trade Duties (Where Applicable)
* To provide specialist trade services in accordance with certified standards and experience.
* To support non-trade MO’s to fault fix under your defined specific trade.
* To provide technical advice and support to the maintenance section relevant to your trade.
* To provide the property on-boarding team with trade sign-offs for the relevant specialist trade.
Health & Safety
* To ensure that the safety of all users of the property from a building standards is achieved.
* To check all relevant property reports before undertaking works in the properties.
* To only purchase materials from approved Serco suppliers and keep receipts for all transactions.
* To ensure appropriate receipts are obtained and recorded for each property/job completed.
* To remove all waste from properties when in attendance and ensure the waste is disposed of in approved license areas and recycled where possible.
* To undertake garden maintenance duties for properties defined under their property remit.
Trade Work
* Where work is outside the MO skill set for fault repair a report should be raised on AORA to instruct the appropriate trade fix.
Cleaning & Carpet Cleaning
* To identify areas where a cleaning requirement is required and to raise the jobs/fault on AORA.
Work Scheduling & Prioritisation
* All allocated KPI work must be completed in advance of the scheduled completion date.
* If no further KPI work is required for the same day then the MO will continue on site to ensure any other maintenance defects are completed.
* To liaise with Housing Officer partners to ensure that any properties in the MO’s portfolio have been inspected at least once per calendar month with a documented report.
* Where requested, be the site liaison for all stakeholder parties with an interest in the property.
Working Hours
* Various work patterns will be set for MO’s depending on operational delivery needs.
On –Call Requirements & Out of Hours Working
The will be a requirement to be on call and undertake out of hours working to provide a 24 hour and 7 day a week maintenance service.
