The Facilities Technician is responsible for ensuring that all maintenance checks are completed according to schedule, and maintaining a high quality, safe environment for residents, staff and visitors to the home.
The Facilities Technician will carry out repairs and maintenance, including basic electrical work and plumbing, preparation and redecoration of rooms.
The Facilities Technician will supervise service engineers and contractors required to visit the home, identify when repairs to the home are required and replacements to equipment are required. Training will be provided.
Key Responsibilities
Actively promote a positive attitude to health and safety within the home.
Understand and fulfil responsibilities of the Facilities Technician role in relation to the Health and Safety at Work Act.
Manage and complete all work and responsibilities as specified in the Health and Safety policy.
Completion and recording of all daily, weekly, monthly, quarterly, annual checks as set out in the maintenance manual, and ad hoc checks as required.
Maintenance of the service file to demonstrate that equipment has been serviced according to the required schedule.
Identify remedial works to be completed and report to the Property and Estates Manager.
Carry out remedial work, including basic electrical work and plumbing, preparation and redecoration of rooms and preparation of new residents rooms for admissions.
On Site point of contact for works carried out by contractors, ensuring that they comply with H & S requirements.
Carry out Site Induction for all contractors that attend site and supervise / monitor their work.
Responsibility for care and security of maintenance equipment in the home.
Ensure that all electrical equipment is checked, maintained, and repaired as required.
Ensure that the boiler house is maintained in line with agreed systems and processes.
Responsibility for maintenance of the refuse area and managing services contracted to remove clinical and household waste.
Responsibility for maintenance of beds and Nurse Call System.
Responsibility for arranging all on site emergency works as required in conjunction with the Property and Estates Manager.
Lead on fire induction for new staff and fire drills held in the home.
Demonstrate a working knowledge of COSHH assessments.
Demonstrate a courteous approach toward residents and their visitors, respecting the dignity and individuality of each resident and ensuring that effective communication is maintained.
Ensuring that all new items of electrical appliances brought into the home are inspected, and then tested during the next scheduled PAT visit.

Contribute fully to team working, responding positively to colleagues and actioning all reasonable work requests promptly.
Attend all relevant staff meetings.
Participate in learning and development activities that develop personal
effectiveness and assist in improving performance in the role.
Undertake any other duties as may reasonably be required in line with the level of
responsibility of the post and in order to meet the changing needs of the
organisation.
First point of contact for out of hours emergencies with an uplifted hourly rate if site is attended.
