As a Project Manager for Station Development, you will thrive in a commercial and customer-focused environment, delivering quality work that makes a real difference. You will successfully manage and deliver a portfolio of station projects valued up to £5 million per annum. Your responsibilities will include shaping project remits, recognizing commercial opportunities, and managing commercial contracts and Statements of Work. You will lead the strategy and development of station/asset-based initiatives, ensuring the delivery of medium to large station projects within budget, while promoting and generating wider revenues by exploiting commercial opportunities at stations.
This role is for Birmingham or London offices/stations.
Key Accountabilities
1. Manage day-to-day project activities for a portfolio of station/asset-based projects, including cost estimates, business justifications, budget management, risk mitigation, issue resolution, and client reporting.
2. Collaborate with regional safety teams, General Managers, and Estate Managers to review supplier risk assessments.
3. Oversee projects from inception to completion, including brief, budget costs, options selection, design, tendering, contract administration, and handover.
4. Monitor all site-based activities, including large Network Rail or third-party schemes.
5. Develop and implement station strategies for specific Avanti West Coast stations, considering community fit, capacity, value generation, and local demographics.
6. Enhance the role of stations within local communities, considering demographics in development proposals and fostering positive relationships with stakeholders.
7. Maximise commercial opportunities by attracting third-party funding for station expansion and improvements, engaging local stakeholders and funding sources.
8. Implement proposals to enhance community, commercial, and retail offerings, aiming for a 10% increase in commercial value across the station portfolio.
Person Specification
1. You have a good understanding of the railway industry, with experience in managing industrial client portfolios and negotiating contracts to finalisation, including JCT and NEC suite of contracts.
2. You possess knowledge of RIBA and/or GRIP plans of work, and you are commercially astute, energetic, persuasive, and customer-focused, thriving in a pressurised commercial environment.
3. You are committed to working collaboratively, with a proven ability to develop a team and prioritise safety, ensuring everyone gets home safe every day.
4. You have excellent communication skills, both written and oral, with strong organisational and interpersonal abilities to ensure deadlines are met and targets exceeded.
5. You are flexible regarding work hours and location, with at least 5 years experience in project or property management and 2 years in a live railway environment, able to offer advice and challenge where necessary.
6. You are qualified to degree level or have equivalent demonstrable experience, with a strong focus on recognising and exploiting commercial opportunities.
