JOB PURPOSE:
* Supporting the delivery of an overall maintenance function for the home, enhancing the quality of the environment for all residents and visitors.
* Supporting with compliance checks, repairs, and general maintenance of the building and grounds, fixtures, fittings, equipment, and gardening.
Hours of Work: Contracted hours will be stipulated in your specific contract. You should expect to work between 8am – 8pm, with occasional early, late, or night shifts to meet the role’s requirements.
Technical Support: The line management of this role sits with the Home Manager, while day-to-day management is with the Maintenance Operative, and all technical aspects are managed by the Property Services Department through the Regional Property Manager.
Responsibilities:
1. Support the installation or repair and maintenance of Company property and equipment, undertaking planned maintenance of the home in consultation with the Home Manager, working within defined Policies and Procedures.
2. Carry out general maintenance tasks and basic repairs, including household electrical awareness, plumbing, joinery, and building tasks inside and outside the Home to ensure a clean, safe, and efficient functional order;
3. Familiarize yourself with all heating & plumbing plant.
4. Support the maintenance operative to ensure compliance and essential checks are done through the completion of the maintenance manuals along with allocated jobs.
5. Identify and report all maintenance defects outside the scope of the homes maintenance person through the designated escalation route. Monitor the reported repair through to satisfactory completion. Identify all and any additional training required to fulfill the role at the earliest opportunity.
6. Maintain accurate and comprehensive maintenance requests and work carried out records, reporting defects to the Home Manager and/or appropriate contractor for repair;
7. Engage proactively with stakeholders ensuring all allocated tasks outside and inside the site are carried out effectively and efficiently to a high standard
8. Act professionally and courteously at all times towards residents and their visitors, respecting dignity and individuality.
9. Establish and maintain positive working relationships with colleagues, residents, visitors, and other health professionals and agencies.
10. Undertake decoration, including painting and wallpapering, minor refurbishment, and maintenance within the home under the instruction and guidance of the Home Manager or Regional Property Manager. All works to be carried out with regards to health and safety requirements.
11. Attend regular meetings with line management, escalate issues, and participate meaningfully in on-site and general team meetings.
12. Ensure visiting contractors sign in and out, record commencement and completion of works, and have the correct work permit in place.
13. Responsible for issuing Hot Works Permits (HWP’s);
14. Manage contractors on the home site;
15. Accompany visitors, including contractors, Fire Officers, H&S Advisers, etc.;
16. Evaluate and enhance first impressions by maintaining exterior areas, including pathways and driveways clear and safe, plants hydrated, flowerbeds and potted plants tended, and grassed areas kept tidy.
17. Become suitably trained as an active Fire Warden and keep up to date with policy and procedures, including required training.
18. May be required to lift, pull, push heavy items with/without mechanical aids in line with Health & Safety policy and procedure.
19. Prioritize safe systems of work across tasks, particularly moving and handling loads, assessing risk and having due regard for personal safety and the safety of others.
20. Assemble/install new equipment/goods delivered to a home.
21. Receive deliveries and ensure they are moved safely and promptly to the correct storage area.
22. Be willing to undergo prescribed training to enable weekly, monthly, and mandatory checks in accordance with Company policies and procedures, maintaining legislative log-books in good condition for inspection.
23. Follow guidance from the Regional Property Manager and Home Manager to minimize call-outs to contractors.
24. Understand and implement the Home’s Health and Safety policy, Emergency, and Fire procedures.
25. Assist with fire and water risk assessments and reviews.
26. Support the Maintenance Operative with specific Health and Safety duties regarding safeguard systems, including:
* Conduct and record routine water quality and weekly temperature checks and water management systems of control;
* Weekly checks on fire alarms and all fire preventative devices in the home;
* Monthly checks on emergency lighting systems;
* Monthly (weekly for fire escape routes) checks on fire exits/firefighting equipment.
27. Cover for annual leave/absence in other Care Homes as and when necessary.
28. Participate in the on-call rota and provide proactive support during out-of-hours emergencies.
29. Support other homes in the region to cover absent Maintenance Operatives;
30. Encourage teamwork, responding positively to colleagues and acting on reasonable work instructions promptly.
31. Induct new team members on Fire Safety and training, including evacuation mats and fire drills as required.
32. Train Team Members in the safe and correct use of new equipment as needed.
33. Attend the home for emergency call-outs out of hours as necessary.
34. Provide out-of-hours emergency services, participating in the on-call rota.
35. Perform gardening tasks as required to a good standard.
36. Carry out plumbing, joinery, and general building repairs to a good standard.
37. Maintain work and storage areas in a neat, tidy, safe, and secure manner;
38. Maintain the company vehicle and carry out basic safety checks as needed.
39. Be fully conversant with Group policies, particularly those relating to Health & Safety and Information Governance.
40. Take care of items of equipment used to carry out tasks, including general cleanliness and advising on faults and the need for maintenance or replacement;
41. Ensure compliance with the Group Information Governance Policy, maintaining an appropriate level of confidentiality around personal or commercially sensitive issues.
42. Conduct regular visual inspections of all plant, fixtures, and fittings, reporting concerns to the Home Manager for repair as necessary;
43. Be responsible for the health and safety and welfare of self and others whilst at work, including colleagues, residents, and families.
44. Understand personal responsibilities in relation to the Health & Safety at Work Acts and fire safety and evacuation procedures, demonstrating a working knowledge of COSHH assessments applicable in own work area;
45. Support the Home Manager with property/estates compliance, including FRA, WRA, and PPM certificates records;
46. Provide a courier service if necessary for mail and supplies, as well as delivery of specimens and collection of prescriptions on behalf of service users;
47. Responsible for the safe and tidy storage of supplies and equipment in line with your area of work;
48. Read, understand, and adhere to company policies and procedures, attending mandatory training sessions commensurate to the role;
