Job title: Premises Manager
Hours: Monday – Thursday 8.30am – 5.30pm, Friday 8.30am – 3.00pm.

Reporting to: Headteacher
Main purpose
· To provide a clean, safe and workable environment for users of the school buildings and grounds.
Duties and responsibilities
MAIN AREAS OF RESPONSIBILITY
Site security
· Act as a key holder for the school site, unlocking and securing all access and entrance points at the start and end of every day the school is open.
Organisation and maintenance
· Ensure internal and external cleaning is carried out efficiently and to a high standard, including the emptying and taking out of bins for collection.
· Ensuring gutters and drains are kept clear and free flowing.
· Ensure the school’s heating system and other services, e.g. floodlighting and surveillance systems, run correctly by undertaking regular maintenance checks.
· Ensure all lights are switched on and off and windows are closed at the start and end of every day the school is in use, and carry out necessary maintenance.
· Carry out daily inspections of all school buildings, fittings and fixtures, and undertaking repairs and decorating where necessary and according to competency of post-holder (extra training may be required).
· Carry out daily inspections of all school toilets and ensure supplies of necessary sanitation and toiletries are maintained and sufficient.
· Safely operate and maintain all machinery and equipment in accordance with the manufacturer’s instructions.
· Maintain tidy and organised workspaces and storage areas.
· Ensure processes are in place for reporting problems relating to the school site and buildings.
· Preparing the school premises and site for after school activities, e.g. functions and events, and ensuring the premises is cleaned afterwards.
· Ensuring the safe and secure storage of all toxic and flammable substances following COSHH regulations.
· Test water temperatures at required intervals.
· Weekly testing of fire call points.
· Support staff members as requested, e.g. in relation to manual handling and operating machinery and equipment.
· Maintain School stock levels, e.g. cleaning products, light bulbs and paint, and order more stock with the School Business Manager’s authorisation.
· Organise and liaise with contractors to ensure any large maintenance work and repairs can be carried out suitably.
· Work with the School Business Manager to ensure value for money is achieved across all relevant services.
· Checking deliveries comparing delivery notes to what was ordered.
· Undertake portering duties, e.g. moving deliveries to the intended departments, moving furniture and setting up classrooms.
· Ensure safe working standards are observed at all times, and adhere to and promote the school’s policy and procedures in relation to health and safety.
· Keep up-to-date records relating to health and safety, fire safety and premises procedures that have been carried out.
Other duties
· Liaise with the Headteacher to ensure the school site is safe in adverse weather, e.g. snow.
· Ensure adequate risk assessments are undertaken and help to review these where necessary.
· Follow the school’s procedures relating to manual handling and lone working.
· Ensure all hirers follow the school’s lettings policy and procedures while using the school site.
· Ensure the school’s safeguarding procedures are followed.
The post-holder will work largely on his/her initiative subject to the general and specific direction of the School Business Manager and will directly supervise the work of the cleaning staff or monitor the work of contract cleaning staff (as appropriate).
KNOWLEDGE, EXPERIENCE AND TRAINING
· Experience of working in school or similar environment
· Flexibility and sensitivity to the needs of a wide range of users of the school
· Knowledge of efficient cleaning methods and material is desirable
· Evidence of success in completing handyperson or DIY tasks (paid or unpaid)
· Awareness of the requirements of health and safety legislation and good practice relevant to the duties of the post.
PROBLEMS AND DECISIONS
· Advising the School Business Manager of faults to the buildings, fixtures and fittings which require specialist attention
· Monitoring and ordering an adequate stock of appropriate materials and equipment including cleaning supplies
· Liaising with contractors on site to ensure minimum disruption to the work of the school
FINANCE AND RESOURCES
The post-holder may supervise a number of cleaning staff.
PHYSICAL EFFORT
Moving and carrying furniture and other equipment e.g. desks, tables chairs, DIY equipment such as ladders, carrying some deliveries to the school to wherever they are to, be stored. Some working at height may be required.
