Macdonald & Company is pleased to be partnered with a prominent investor of Multifamily Real Estate to find and appoint a Development Manager to help the Head of Development grow an existing pipeline.
The Company
The group has a significant track record in the Southeast and Sunbelt of acquiring and developing Multifamily assets. They are vertically integrated and have a pipeline of development opportunities in Birmingham, AL to execute on.
The Development Manager primarily supports the Head of Development in the pursuit of new development opportunities. This role involves market research, site acquisition, due diligence, managing the design process, financing, and zoning. Additionally, the VP of Development reviews each phase of the construction process and coordinates site specifications.
Essential Functions/Responsibilities:
1. Assist in the pursuit of new development projects, including market analysis, financial feasibility, and preliminary due diligence.
2. Create proformas for new developments, incorporating market information, operating expense data, and estimated hard and soft costs.
3. Manage the construction draw process, develop monthly project reports, and review each phase of the construction process.
4. Oversee third-party inspections and bond releases for projects nearing completion.
5. Assist in product and design decisions for developing properties.
6. Conduct site visits to perform and document framing walks and general construction walks.
7. Coordinate telecommunications, including specifications, contract negotiations, and construction coordination.
8. Collaborate with architects, engineers, landscape architects, interior designers, property managers, project managers, and development associates.
9. Ensure strict compliance with plans and communicate any critical issues to the Head of Development.
10. Participate in company-provided training on topics such as fair housing, safety, non-discrimination, and harassment prevention.
11. Comply with all Company National Standards, applicable health and safety regulations, and relevant local, state, and federal laws.
Education and/or Experience:
12. Bachelor’s degree required; a degree in Business, Finance, Real Estate, or a related field is preferred.
13. Minimum of five years of experience in multifamily real estate, development, or finance.
