Job Description
Crest Nicholson's Chiltern Division are recruiting for a Land and Planning Assistant.
The successful candidate will provide support to the Land & Planning department to ensure the land, design and planning areas are run in an efficient manner.
Key Duties include:
* Preparing and submitting planning applications for small developments or community infrastructure and assisting with larger applications and variations.
* Identifying, evaluating and supporting the acquisition of new opportunities.
* Negotiating lettings and coordinating freehold sales of commercial units and other disposals.
* Supporting the negotiation and contracting of affordable and bulk/PRS deals, providing accurate information required in a timely manner and working with our partnerships team.
* Preparing obligation trackers for legal purchase, sale and s106 agreements, owning and coordinating the fulfilment of obligations.
* Reporting to the Land Manager and Senior Development Manager, supporting them with various tasks.
* Communicate effectively with key internal and external stakeholders, championing the values of Crest.
* Coordinate and attend community engagement events for proposed developments.
* Obtaining, evaluating and reporting quotes from consultants.
* Raising purchase orders for consultants and dealing with all invoice queries for the Land team.
* Researching relevant planning policies for a site.
* Collating and analysing comparable sales evidence for pricing a site.
* Compiling trackers of S106 financial contributions and non-financial obligations.
What are we looking for in a successful candidate?
* Bachelor's degree in urban planning, real estate, or a related field is preferred.
* Applicants from a Planning Assistant background are desirable.
* Previous experience in land acquisition, planning, or real estate is a plus.
* Strong research and analytical skills, with the ability to gather and interpret data from various sources.
* Good foundational understanding of build costs, abnormals, planning/build programmes and technical/design challenges and opportunities.
* The successful applicant must have experience in managing their own land and planning projects and should demonstrate a positive and determined work ethic.
* Excellent organizational and time management abilities, with a keen attention to detail.
* Proficient in using Microsoft Office Suite (Word, Excel, PowerPoint) and other relevant software.
* Effective communication skills, both written and verbal, with the ability to interact professionally with internal and external stakeholders.
* Ability to work independently and collaboratively in a fast-paced environment.
* Knowledge of land use regulations, zoning laws, and planning processes is desirable.
* Familiarity with GIS software and mapping tools is a plus.
* Attention to detail, able to prioritize and make decisions when required.
* Training will be provided for using COINS, Project Vault, Pro-Map, Land Registry and Right Move.
* Will be required to use equipment such as Digital Camera, Xerox Copier/Scanner, Binding Machine, Plan Plotter and Laminator.
