Commercial Manager

Location: Northern Ireland (office and business base), but with travel to customer sites as required for execution of role

Reports to: Project Director of Delivery Unit
This company is a leading construction services business, specialising in mechanical & engineering, heating installation and maintenance, capital works and HVAC. They operats through three distinct delivery units – Capital Works, Maintenance & Compliance & Residential Services. With a reputation for excellence and a commitment to delivering high-quality projects on time and within budget, they are looking for a dynamic and experienced Commercial Manager to lead their Residential Services and business unit into its next phase of growth and success.
The Commercial Manager is responsible for managing the commercial aspects of all projects in the Delivery Unit, ensuring that they are delivered on time, within budget, and to the contractual requirements. This role involves contract management, cost control, risk management, and stakeholder communication to achieve the project’s financial and operational goals, which, in turn will ensure achievement of the Delivery Unit budget targets.
Key Responsibilities:
4. Contract Management & Knowledge:
5. Negotiate and manage project contracts, ensuring compliance with legal and company standards.
6. Draft, review, and negotiate terms and conditions of contracts.
7. Monitor contract performance, ensuring that all terms are adhered to.
8. Support resolution of any disputes that may arise.
9. Financial Management:
10. Develop and manage project budgets, forecasts, and financial plans.
11. Monitor and report on project costs, identifying variances and taking corrective action as necessary.
12. Ensure accurate and timely billing and collection of project revenues.
13. Ensure submission of all contract variations, extension of time requests or costs owed by the client to company.
14. Risk Management:
15. Identify and assess commercial risks and develop mitigation strategies.
16. Maintain a risk register and update it regularly.
17. Ensure that all project risks are adequately insured.
18. Stakeholder Communication:
19. Act as the main point of contact for all commercial matters related to projects in the Delivery Unit.
20. Communicate effectively with clients, suppliers, contractors, and internal stakeholders.
21. Prepare regular project updates and financial reports for the delivery unit Project Director for use with senior management and customer stakeholders.
22. Procurement and Supply Chain:
23. In collaboration with Head of Procurement, manage the procurement process, including the selection and management of suppliers and subcontractors for material and labour requirements for the projects in your delivery unit.
24. Negotiate purchase agreements and manage supplier relationships to ensure quality and cost-effectiveness.
25. Oversee the supply chain to ensure timely delivery of materials and services.
26. Project Planning and Execution:
27. Work closely with project execution and other team members to ensure that projects are delivered on time and within scope.
28. Provide commercial input into project planning and execution phases.
29. Monitor project progress and performance against agreed commercial objectives.
30. Communicate financial reporting and status to Project Director to support their reporting requirements to the company.
Qualifications:
31. Education: Bachelor's degree in Business Administration, Finance, Engineering, or a related field. A Master’s degree or professional certification (e.g., RICS, PMP) is a plus.
32. Experience: Minimum of 5-7 years of experience in a commercial management role, preferably within the construction, engineering, or infrastructure sectors.
33. Skills:
34. Strong negotiation and contract management skills.
35. Excellent financial acumen and analytical skills.
36. Proficiency in project management software and tools.
37. Strong communication and interpersonal skills.
38. Ability to work under pressure and manage multiple priorities.
