Knight Dragon are seeking a dedicated and experienced Facilities Manager to lead the management of our commercial estate, delivering exceptional service across a diverse portfolio across the Greenwich Peninsula. This role will oversee technical services, maintenance contractors, and manage positive commercial tenant relationships, ensuring full compliance with statutory regulations and providing a safe, secure environment for all occupiers and visitors.
The successful candidate will manage the facilities across the Knight Dragon estate, including the Design District, a leading creative destination for London comprising of 14 self-contained unique buildings totalling c13,500 sqm providing permanently affordable spaces from co-working, retail spaces and an additional 25 Knight Dragon Commercial units.
This role requires a proactive approach to facilities management, balancing the specific needs of tenants with operational efficiency. Strong relationship management skills and technical expertise are essential as you liaise with internal teams, contractors, and service providers to support the success of this unique and dynamic environment.
Responsibilities
* Oversee all facility management operations for Knight Dragon properties, ensuring safety, compliance, and efficient service delivery.
* Lead the maintenance team, ensuring service excellence, and maintaining standards within budget.
Facilities Management
* Ensure timely completion of defects and snagging, manage building improvements, and maintain service contracts.
* Monitor building operations and compliance with safety regulations, ensuring all functions run efficiently.
Tenant Liaison
* Address tenant concerns, manage communication with the Design District and Asset Management teams, and foster positive landlord-tenant relationships.
Financial Management
* Manage service charge budgets, control costs, and report expenditure, striving to reduce costs where possible while maintaining building operations.
Contract, Fabric, Mechanical Engineering, and Security
* Oversee contractor procurement, ensure building systems and security measures meet all contractual and statutory requirements, and manage operational systems.
Events and Community Engagement
* Manage event-related facilities logistics, including security, H&S, and coordination of site operations.
Legal Matters
* Liaise with Asset Management on legal issues, ensuring legal fees stay within budget and that all documents are stored and managed per data protection laws.
Health & Safety
* Ensure buildings comply with health and safety regulations, maintaining up-to-date records and ensuring contractors follow safety protocols.
