Commercial Property Manager
Location: Epsom, Surrey
Salary: £45,000 - £50,000 (DOE)
Our client is a specialist RICS commercial property management company who are currently recruiting for an experienced Commercial Property Manager to join their team.
Key Responsibilities
* Responsible for the day-to-day management of a portfolio of commercial assets in accordance with the management agreements.
* Manage and develop client relationships, understand client objectives and act as the main point of contact for your clients.
* Work closely with Building Managers, Facilities Managers, Accounts, Graduates, and Contractors.
* Understand the principles of lease structure and interpretation.
* Preparing and administering service charge, budgets, and reconciliation in accordance with RICS guidelines.
* Reporting to directors and clients.
* Actively visit properties across the portfolio and arrange property inspections, liaising directly with tenants and assisting the Facilities Managers in assessing contractor performance.
* Ensure tenants comply with their lease obligations.
* Liaise with leasing agents, solicitors, and other external consultants.
* Overseeing the financial operations of your portfolio, ensuring that all financial reporting is undertaken as per the client requirements.
* Support the Directors to appraise new buildings and assist with new business presentations.
Other Key Skills and Qualifications
* Excellent reporting and negotiation skills.
* Strong written and communication skills.
* Up-to-date knowledge of commercial property legislation.
* 2 years+ post-qualifications experience as a commercial property manager handling portfolios and clients.
* Good understanding of property accountancy.
* Strong IT skills including Word, Excel, and Outlook.
* Experience using and adapting to market-leading commercial property management & CAFM software packages.
* MRICS Qualification is preferred.
* Driving licence & vehicle will be required.
