We are seeking a highly skilled and data-driven Commercial Executive to join our dynamic team in the Purpose-Built Student Accommodation (PBSA) sector. This role is based within a rapidly growing start-up, which is wholly owned by the UK’s largest independent third-party PBSA operator. As we expand our operations across Europe, your expertise will be crucial in leading the development of pricing and operating models to support data-driven decision-making and enhance operational efficiency across the EU market. Market Research Conduct comprehensive research into the PBSA market across Europe, focusing on trends, demand drivers, regulatory environments, and competitive landscapes. Analyse student demgraphics, migration patterns, and enrollment data to identify opportunities for market entry and growth. Conduct comprehensive research to understand the current PBSA market dynamics across key European regions. Investigate the supply chain dynamics f the PBSA sector across various European countries, identifying key suppliers, contractors, and service providers involved in the pre-planned and reactive maintenance of student accommodation. Track emerging trends in student husing, including shifts in demand, changes in student demographics, and evolving preferences for amenities. Strategic Insights: Provide well-researched reports and briefs to guide market positioning and pricing strategies. Deliver actinable recommendations based on findings to support the company’s pan-European expansion goals. Regulatory and Policy Analysis: Investigate local regulations and policies affecting the PBSA sector in key European countries, including zoning laws, building standards, and tenant rights. Monitor changes in legislation and provide updates to the leadership team. Competitor Analysis Research and evaluate the cmpetitive landscape, including existing operators, product offerings, and market share. Data-Driven Decision Support: Provide actionable insights to support the development and optimisation of operations, marketing strategies, and pricing models tailored to the EU market. Assist with and prepare Net Operating Income (NOI) and financial operating models, ensuring alignment with business objectives. Provide financial analysis and support as needed, especially in the context of market expansion and operational efficiency. Data Collection and Validation: Develop and maintain a database of key market metrics, ensuring accuracy and reliability.
