As part of the wider Steyn Group, we work in partnership with our Investment, Asset Management and Development Teams acquiring generation 1 assets, overseeing refurbishment and repositioning the assets within the local market. Almero has 19 sites with a blend of HMO’s and PBSA buildings with over 2200 rooms throughout the UK, with locations in Bristol, Newcastle, Exeter, Leeds, York, London, Manchester, Oxford, Nottingham and Birmingham. About the Role
The Head of Sales and Revenue is a key leadership position responsible for driving revenue growth, expanding market share, and achieving the organisation’s sales objectives. This role provides strategic direction, fosters a high-performance culture, and ensures a results-driven approach across the site teams and contact centre. The role plays a crucial part in developing and implementing innovative sales and marketing strategies, building strong relationships with key stakeholders, and equipping site teams with the necessary tools, training, and motivation to succeed. You will be responsible for the running and operation of our Contact Centre based in South Africa as a team of 5 operatives and 1 team leader and scales up during the summer. You will also line manage a Marketing Associate based in our London office. By embedding a strong sales culture within the organisation, this role ensures the company remains competitive, responsive to market trends, and committed to delivering value for investors and owners. Acting as a bridge between the contact centre, Regional Managers, site teams, and senior leadership, the Head of Sales and Revenue translates business objectives into actionable strategies with measurable outcomes. Ultimately, this role is dedicated to driving sales, maximising profitability, and positioning Almero Student as a leading force in the UK PBSA market.
Key Responsibilities and Duties
Lead and Shape Our Sales & Marketing Strategy:
* Take charge and own Almero Student’s sales and marketing strategy, blending leadership, strategic vision, and operational excellence to increase revenue and maximise occupancy
* Build and nurture strong relationships with regional teams and the contact centre alongside external stakeholders to drive collaboration and trust.
* Spearhead high-impact engagement events designed to maximise revenue and brand loyalty.
* Own and execute compelling campaigns across all regions, ensuring brand consistency and maximum audience reach.
* Develop strategies that deliver measurable ROI, leveraging financial acumen to drive occupancy and revenue growth.
* Lead groundbreaking consumer insights, uncovering deep audience understanding to shape powerful marketing strategies.
Leverage Data to Drive Strategic Decisions:
* Utilise data analytics through CRM, Google Analytics and other metrics to track sales performance, identify trends, and optimise marketing strategies.
* Play a pivotal role in business planning, partnering with finance, Asset Management and Investments Teams to ensure a data-driven, results-oriented strategy
* Analyse customer insights and behavioural data to refine targeting and personalise marketing campaigns.
* Develop and monitor key performance indicators (KPIs) to measure effectiveness and drive continuous improvement.
* Ensure data integrity and consistency across all reporting tools, enabling precise decision-making and accountability.
* Stay informed on emerging technologies and best practices in data analytics to maintain a competitive edge.
Commercial:
* Develop and execute comprehensive commercial strategies to drive occupancy and maximise revenue for all assets aligned with organisational goals and market trends.
* Analyse market dynamics, competitive landscape, and customer preferences. Identify target markets, key customer segments, and implement targeted sales campaigns.
* Oversees the occupancy levels of all assets. Working to maintain optimal occupancy rates through strategic planning, marketing campaigns, and collaboration with the operations team to ensure minimal voids at all times.
* Responsible for the delivery of summer income targets across the operating platform alongside the individual Property managers
* Lead on the strategic relationships with 3rd Party Agents
* Monitoring and analysing sales trends, customer behaviour and competitors’ services to identify profitable commercial opportunities for the business
* Maintaining an awareness of the market in all operational cities - student numbers, University recruitment strategy, planning applications/pipeline bed numbers etc
* Manage market intelligence, collate global market/industry information to ensure competitiveness within the UK PBSA markets
Experience and Skills Required
* Minimum of 8 years of senior experience in sales and of which 5 have been in a senior role within the student, hospitality or real estate sectors
* Degree or Post Graduate Qualification in – Marketing, Sales, Public Relations or Communications or equivalent combination of education and experience.
* Additional Qualifications –Any of the following - MBA, CIM, DMI, Google, CRM Systems, Sales Related Diploma’s or other relevant qualifications
* Proven track record within the student, living or hospitality sectors to lead, coach, and inspire remote/off site teams
* Strong financial acumen, with expertise in achieving revenue targets exceeding £10Million PA along side management of P&L and productivity metrics.
* Track record of driving sales growth, improving customer journey and expanding brand presence. (B2C & BTB)
* Experience in producing and presenting board, performance and KPI reports for investors, internal stakeholders and senior leadership team
* Exceptional interpersonal and communication skills, both written and verbal.
* Website management expertise, including SEO optimisation, CMS updates (preferably WordPress), and content management.
* Proficient experience in utilising and use of CRM systems and other sales related technology leveraging data-driven insights for decision-making and campaign optimisation, ideally Hubspot
* Advanced proficiency in Microsoft Office, including Word, Excel, and Outlook. Alongside understanding of Canva, Fiverr and other related websites
* Acute understanding of the sales funnel and how to track, review and adapt throughout the sales journey
