If so, this is the role for you A well-established (they’ve been going almost 30 years) and reputable estate agency in Fleet have a new opportunity for a Property Manager to join their team, managing a diverse portfolio of around 120 properties in the area. With a commitment to high standards and sustainable long-term growth, they aim to provide a high level of service to their landlords, whilst also maintaining strong tenant relationships and ensuring compliance with all regulations. As an experienced Property Manager, you will be well versed in the responsibilities of this role, which will include both proactive and reactive maintenance, property inspections, organisation of safety certificates, relationship building with tenants and landlords and much more. Key Accountabilities: Property Management • Inspections: Conduct regular property inspections with tenants to ensure compliance with leases and regulations. • Regulatory Compliance: Ensure all properties meet safety and regulatory standards, maintaining detailed records of compliance and safety requirements. • CRM Management: Keep the CRM system updated with all relevant documentation, including inspections, agreements, and compliance records. • Maintenance Oversight: Approve and oversee necessary maintenance and upgrade works in line with statutory and lease requirements, ensuring proper licensing and insurance are in place. • Energy Performance: Ensure properties achieve a minimum Energy Performance rating requirements, proposing investments for necessary upgrades. Tenant Management • Legal Compliance: Operate in accordance with all legal standards and regulations when interacting with tenants, ensuring ongoing training and support are provided. • Tenant Relations: Maintain respectful and proactive communication with tenants, addressing issues promptly. • Tenant Assessment: Evaluate prospective tenants’ suitability and carry out thorough verification checks. • Tenancy Agreements: Negotiate and ensure compliance with tenancy agreements, ensuring deposits are registered with government schemes. • Dispute Resolution: Effectively manage negotiations between tenant and landlord in relation to any disputes. Financials and Investments • Rental Management: Liaise with tenants to ensure timely rental payments, addressing arrears swiftly. • Financial Reporting: Provide monthly reports on expenditures and overall financial performance, developing cost management strategies as needed. • Upsell Services: Maintain an awareness of other options available to landlords and tenants such as landlord insurance, rent protection, mortgage advice and fully managed services, upselling where appropriate. Experience • Property Management: Experience in property management, dealing with tenants, contractors, and legal/financial professionals. • Relationship Development: Proven track record in maintaining and developing relationships with customers and contractors. • Regulatory Compliance: Knowledge of regulatory requirements governing housing and commercial property, both domestic and overseas. • Lease Agreements: Experience in drafting detailed lease and tenancy agreements and interpreting survey reports and regulatory requirements. • Deadline Management: Ability to work under tight deadlines while managing multiple communications and financial budgets. • Target Achievement: Proven success in meeting time, quality, and financial targets. • Negotiation Skills: Experience negotiating new contracts, terminating existing ones, and managing renewals. • Communication Skills: An analytical person who can communicate well with landlords and tenants - excellent written and verbal communication skills at all levels. • Team ethic: Ability to work closely with a team to ensure that you provide excellent customer service.
