The Building Services and Compliance Manager will be responsible for managing the maintenance, regulatory compliance, and operational efficiency of building services across a varied national portfolio of residential properties, including leasehold, estate management, and build-to-rent (BTR) sectors.
The role focuses on ensuring that all properties meet relevant regulations and standards while maintaining excellent service for residents, stakeholders, and management teams. The successful candidate must be able to travel across the UK to manage multiple sites effectively.

Responsibilities
Building Services Management
* Oversee the maintenance and operation of building systems, including HVAC, plumbing, electrical, fire safety, lifts, security, and other key services across a national portfolio.
* Develop and execute planned preventative maintenance (PPM) schedules to keep systems in optimal condition, minimising downtime and repair costs.
Compliance and Regulatory Oversight
* Ensure all properties adhere to UK regulations, covering areas such as health and safety, fire safety, environmental standards, and other statutory requirements related to residential buildings.
* Conduct routine inspections, audits, and risk assessments to identify compliance issues and implement corrective actions.
* Stay current with regulatory changes impacting residential property management and building services.
Health and Safety Management
* Create, implement, and review health and safety procedures across all sites to ensure the well-being of residents, staff, and visitors.
* Provide training and advice on emergency protocols, fire safety measures, and the proper use of safety equipment for property managers and site teams.
* Oversee the health and safety strategy for each site, briefing directors on risks and mitigation strategies.
Maintenance and Repairs
* Manage reactive maintenance services to ensure timely and effective resolution of property issues and emergencies.
* Coordinate with contractors for repairs, refurbishments, and upgrades, minimsing disruption to residents.
Financial and Budget Management
* Prepare and manage budgets for building services, maintenance, and compliance activities, reporting regularly to management.
Vendor and Contractor Management
* Select, appoint, and manage external contractors and service providers for maintenance, compliance, and repair work.
* Ensure contractors deliver high-quality service in line with agreed contracts and service level agreements (SLAs).
Documentation and Reporting
* Maintain detailed records of compliance certifications, maintenance schedules, risk assessments, and inspections.
* Provide regular reports to senior management on compliance, maintenance, and performance metrics.
Stakeholder and Resident Engagement
* Collaborate with the relevant Directors, site teams, and stakeholders to ensure effective communication and resolution of issues.
* Hold monthly meetings to discuss and address concerns related to building services and compliance.
Qualifications and Experience
* Background in Building Services, Facilities Management, or a related field (preferred).
* 5-7 years of experience managing building services, facilities, or compliance within the residential property sector.
* Thorough understanding of UK building regulations, compliance standards, and health and safety legislation for residential properties.
* Experience managing a national or multi-site portfolio, particularly within leasehold, block management, or BTR sectors.
* Proven ability in vendor and contractor management, including tendering, negotiations, and performance management.
* Strong budgeting and financial reporting skills, with the ability to implement cost-saving strategies.
* Excellent organisational, communication, and problem-solving abilities.
* Willingness to travel across the UK and occasionally work outside regular business hours.
