Well-established Social Housing provider
This role is in a completely new team being introduced within planned asset investment. They are passionate about the delivery of an approved rolling 5-year and 30-year capital programme for housing investment and seek an Asset Investment Manager who understands Disrepair/DMC and other complex issues.
The Role
Working as part of the Management Team, you will provide leadership and direction to your team of 4 direct reports. In this exciting new role, you will take the lead in delivering our wide-ranging case load through a dedicated team. This will include Disrepair, DMC, Fire Damage, Insurance claims and structural cases. This role will have responsibility for delivery within a defined operating area.
You will have experienced a range of contract delivery models and ensure customer involvement, and their safety is your priority. When necessary, act as an Expert Witness.
1. To lead an asset investment team to deliver the annual asset investment programme, with customers put first throughout all activities.
2. Ensure the effective and consistent management of contracts for asset investment and support the delivery of compliance contracts, including all other asset and estate management contracted services.
3. To lead and support a team in achieving excellent customer service and operational performance through effective asset investment.
4. Ensure consistent contract management, performance management and budgetary control across the projects.
The Person
The successful candidate will have a significant amount of recent relevant experience at a managerial level and professional qualifications in a relevant area. In addition, they will have a track record of successfully delivering significant and varied work programmes in a public sector or commercial environment. Ideally, you will be RICS/CIOB and educated to degree level in building / construction.
SKILLS, KNOWLEDGE & EXPERIENCE
1. Experience in case management and legal protocols
2. Knowledge and understanding of the housing sector
3. Knowledge and understanding of building construction, property maintenance and improvements
4. Experience of delivering asset investment programme of works and services to leaseholders and tenants
5. Experience in managing a multi-site service
6. Track record of developing performance in an operating and service delivery environment
7. Ability to apply strong generalist skills to managing technical areas of responsibility
8. Excellent organisational and project management skills
9. Ability to plan and programme own work and that of a team
10. Experience of managing change and embedding performance cultures
11. Ability to prioritise and deliver to deadlines
12. Ability to identify customer needs and develop appropriate solutions
13. Excellent communication skills with a variety of audiences
14. Experience of working effectively with stakeholders
15. Experience of facilitating groups of residents / resident engagement
16. Ability to problem-solve and to support staff to assess situations and make positive judgements to reflect the local requirements
17. Experience of managing and developing staff to work independently and exercising judgement
18. Strong skills in performance management, monitoring and financial management
19. Full clean UK Driving Licence
