Job summary/Purpose
You will be required to manage the Divisional Legal Centre and the disposal of approximately 10,500 plots per annum together with part exchanges and the associated resales. You will manage a team of ten, and will be responsible for ensuring the team provides an efficient plot conveyancing service to three regional Taylor Wimpey Business Units, whilst ensuring that you have a professional, motivated team that realises its full potential and provides a high quality service to both its internal and its external customers. You will be supported by an Assistant Divisional Legal Manager who will assist with operational, technical and HR-related tasks.
The Department consists of a Divisional Legal Manager, an Assistant Divisional Legal Manager, a Legal Support, a number of Estate Conveyancers and Conveyancing Assistants.
You will manage and lead an efficient, service led and cost effective plot conveyancing function that supports the Business Units, particularly in relation to its key operation of plot sales along with its associated part exchange; and conduct, manage and report on a variety of business administration matters, including matters relating to closed sites and historic issues.
Primary Responsibilities
To inspire and lead the in-house Conveyancing Team to provide an efficient service led in-house estate conveyancing service to the appropriate Business Units (and to other Business Units as may be required from time to time) for the sale of new homes and part exchange and other related transactions.
To continually review the resources within the Conveyancing team ensuring the team is appropriately resourced at all time, monitoring and improving the performance of the Department in its delivery of a timely and efficient quality service to the Business Units.
Transactional work to include but not limited to:
Preparation of legal packs for the sale of plots
Infrastructure agreements for the adoption of works to new and closed developments, including Section 278 and 38 agreements, Section 104 and 185 agreements and Section 111 agreements
Land Transfers/Easements to utility companies
Sales of surplus land
Sales of freehold reversions
Management Agreements and Land Transfers to Management Companies
Lease extensions, deeds of covenant, deeds of rectification
Documents required to resolve historic enquiries
To provide proactive, preventative, and pragmatic legal advice to the business.
Attendance at meetings with business unit on new developments to enable preparation and production of legal documents and sales pack for each development and coordinating the attendance of regular Build/Sales Forecast meetings with the Business Units to report on the progress towards achievement of contract exchange and legal completion targets.
As required, to ensure that all staff at all levels of qualification receive adequate managerial and professional support, guidance, and training commensurate with their role.
Monitoring compliance with TWUK internal operating policies and legal procedures.
Promote the in-house legal function as an integral part of the Company’s operations facilitating policy compliance and best practice and maintaining professional standards.
Experience, Qualifications, Technical Requirements
Qualified Solicitor, Legal Executive or Licensed Conveyancer with a proven track record of Property Law and residential estate conveyancing.
Experience in the management of a large team, working in a fast paced/dynamic environment. The ability to understand the key drivers for staff motivation whilst having the skills to identify training & development needs along with acting on and implementing the same..
Experience of dealing with housebuilders and associated legal issues relating to same
Excellent inter-personal skills which command the respect of others at all levels
Excellent working knowledge of Microsoft Word, and a good knowledge of Excel and PowerPoint
