Project Description
The project operates across Swansea and works with priority needs homeless people to provide housing related support within temporary accommodation as a safe alternative to Bed and Breakfast accommodation. The service provides residential support with the aim of meeting individuals’ needs, which promote independence and lead to a sustainable move-on. The project is funded through the Supporting People Programme Grant and is required to meet the Welsh Government’s National Outcomes Framework. The Framework’s four main aims are:
1. Promoting Personal and Community Safety
2. Promoting Independence and Control
3. Promoting Economic Progress and Financial Control
4. Promoting Health and Wellbeing
Purpose of Role
Responsible for the maintenance and upkeep of 44 residential properties across Swansea that are used as temporary accommodation by the Local Authority for people who have become homeless. ABBA manages the properties on behalf of the Landlord as well as providing support to the people who are placed in the accommodation.
You will coordinate and provide an effective housing maintenance function that complements the wider support provision in the service and helps to maximise income generation for The Wallich. To be responsible for ensuring all residential properties managed by the ABBA project are maintained to the satisfaction of our landlords and to a good standard for our Service Users who will be residing in them. The individual must be able to drive.
As the Housing Maintenance Officer, some of your responsibilities will be to:
1. Liaise with the relevant housing departments to ensure void properties are submitted and returned to ABBA in a timely manner.
2. Inspect properties after all void repairs and cleaning has been completed and report immediately any failings or faults that would hold up the re-letting of the property to the Service Manager.
3. Liaise with the relevant housing repair departments to report repairs when properties are tenanted and ensure they are completed in a timely manner.
4. Liaise with The Wallich Maintenance team to organise maintenance work to be carried out on specific properties.
5. Build and maintain good quality partnership and relationships with all Wallich contractors and suppliers.
6. Manage void works requesting contractors for cleaning, decorating, basic repairs to ensure that properties are ready to let within target timescales.
7. Some cleaning, decorating and basic repair work will be required to be completed by the Housing Management Officer to ensure that properties are ready to let within target timescales.
Please note: Driving licence is essential and must be able to drive project’s own transit van and have access to own vehicle to travel if required.
This role is subject to a Basic DBS check.
