Position: Surveyor, Commercial Property Manager
Salary: £40,000 - £55,000 + package
Location: London
Position Overview:
We are seeking an experienced Commercial Property Manager/Senior Surveyor to join our Property Asset Management team. This role involves managing a strategic property and asset management mandate in central London. The portfolio primarily consists of commercial properties, with responsibilities spanning strategy development, asset management, leasing, property management, and facilities management.
Key Responsibilities:
• Foster and maintain positive relationships with clients, building goodwill and trust to enhance the firm’s professional image.
• Provide proactive, high-quality property management services for a mixed-use central London portfolio, ensuring operational excellence and a “hands-on” approach.
• Collaborate with the client accountant to review rent reports, ensuring timely issuance of rent and service charge demands.
• Work closely with the credit controller to manage rent collection, payment plan applications, and arrears recovery.
• Prepare annual service charge budgets, reconciliations, and ongoing expenditure monitoring in collaboration with the building manager, facilities management, and client accountant.
• Oversee head lease reconciliations and coordinate with building managers, facilities management, and consultants for repairs, planned maintenance, and refurbishment projects.
• Manage relationships with the client’s insurance brokers, facilitate insurance renewals, and handle insurance claims as needed.
• Establish positive landlord-tenant relationships through regular meetings and serve as the primary contact for tenants.
• Conduct routine property inspections and oversee tenant fit-out approvals in coordination with building managers and other consultants.
• Handle tenant applications for alterations, subletting, assignments, and wayleaves in collaboration with client solicitors.
• Supervise and coordinate work with other departments and external consultants, including building consultancy and business rates advisers.
• Deliver high-quality reporting materials, including regular and ad hoc reports, memos, and concise summary reports.
• Actively manage relationships with consultants, contractors, and internal departments.
Key Qualifications and Experience:
• MRICS qualification (preferred).
• Essential property management experience, ideally with estate property management.
• Proficiency with property management software and systems.
• Proven experience managing diverse asset classes, including office, retail, and F&B.
• Valuation experience.
