About the role
We are looking for an experienced and motivated Property Manager to join our team, where you will play a crucial role in providing expert property management and surveying services. This position is focused on delivering high-quality repairs, maintenance, and capital improvement projects (such as kitchens, bathrooms, and electrical systems), while ensuring our properties are safe, well-maintained, and compliant.
In this role, you will manage day-to-day repairs, resolve disrepair and compliance issues, and oversee capital investment projects. You will also collect and utilize accurate asset data to inform strategic decisions about property investments. A key part of your responsibilities will involve working closely with cooperative members to ensure projects meet both technical and customer-focused objectives. You will lead initiatives to incorporate resident feedback into project planning and maintain ongoing communication to enhance customer satisfaction.
As our Property Manager, you will have the opportunity to:
* Conduct comprehensive property inspections, diagnose structural issues, and prepare technical specifications for repairs and refurbishment.
* Oversee contracted work to ensure compliance, quality, and value for money.
* Engage with residents and leaseholders to assess needs and incorporate feedback.
* Collaborate with stakeholders to ensure projects are delivered on time and within budget.
* Manage allocated budgets effectively and support strategic investment decisions.
* Ensure compliance with health and safety regulations, including Decent Homes, HHSRS, CDM, DDA, asbestos, and fire safety standards.
* Support the development and training of team members.
We are seeking someone who can bring strong surveying and project management skills to the table, with a background in property management within social housing or a similar environment. About You
Qualifications and Experience:
* Proven experience in surveying, building management, or a related field.
* Expertise in managing repairs, maintenance, and capital works.
* Knowledge of building regulations and compliance.
* Ability to prepare technical documentation and project specifications.
* Experience in budget management and cost estimation.
* Strong interpersonal skills for engaging with residents and stakeholders.
