Collectively, there are 12 regional offices across England & Wales supported by in-house teams which manage Admin & Finance, HR, H&S, Marketing & Communications and Legal & Compliance, so youll be joining a well-established and growing group. About this Role : To competently ensure that Parkgate House is managed in accordance with company procedures and instructions issued by the management team. Ensuring that the development remains secure and maintained to a high-quality standard. MainDutiesandObjectives: Always present yourself immaculately and act accordingly. Tend the concierge desk. Being courteous and helpful to residents, guests, suppliers, tradesmen and the general public. Being proactive and showing initiative. Maintain a positive attitude and anticipate the requirements of the residents (small tasks inside the flats including checking windows and blinds, general security particularly when the residents are away, helping them carry heavy items, general domestic assistance if required). Communicate with leaseholders and Property Manager in an attentive and personable manner. Oversee the general upkeep and maintenance of the building, ensuring all communal areas are clean, well-maintained, and meet high standards. Maintain a visitors log. Keep daily logs of suppliers visits, mail entry and distribution. Safeguard keys, provide access to necessary areas and maintain a key log. Management of the moving in and removals process and ownership of the removals diary. Monitor site traffic and ensure all persons on site have the right to be present. Monitor CCTV and maintain site security. Report weekly and when required to the Property Manager (schedule of works on a weekly basis). Keep residents up to date with news and information. Provide residents with local guidance. Maintain accurate records of inspections, maintenance work, and resident communications. Ensure that health and safety issues are reported to the Property Manager promptly. Maintain health and safety file with weekly fire alarm test and various health and safety logs. Undertake plant and common parts inspections and monitoring. Assist the property manager with any management related tasks. Co-ordinating parcels and other a la carte services. Give a full handover to any holiday cover with an email to all residents letting them know the days of cover and covers name Bonus Skills: Experience working as a Building Manager (not essential).
