Job Overview
To carry out planned preventive maintenance, installation, modification and reactive repairs to hospital plant equipment and building fabric including all aspects of water systems plus all other appropriate plant or equipment within the trust's estate.
Main Duties of the Job
1. The post holder will provide the necessary maintenance skills to ensure the safe and continuous operation of mechanical systems.
2. The post holder should be able to demonstrate leadership skills and will be multi-skilled on work across a range of technical engineering and building skills within the maintenance discipline.
3. The post holder shall demonstrate assessed competence, achieved through training and experience, to undertake the role and must be able to fault find on complex systems using cause effect analysis techniques.
4. To undertake installation work and maintenance of heating systems pipe work, gas systems pipe work, also testing of same, be prepared to work on security access control, fire alarm systems, Blick nurse call, building management systems, and to assist in the installation work of other trades.
5. The ability to install and repair sanitary systems i.e. toilets, showers, baths, wash basins.
6. To be able to maintain and service rainwater and foul water drainage systems.
7. To be conversant with legislation regarding Legionellae and to be capable to calibrate mixing valves to correct temperature using a digital thermometer to maintain water temperature between 39-43 degrees centigrade.
8. Participate in trust on-call system as required.

Detailed Job Description and Main Responsibilities
1. To diagnose and repair faults in mechanical and heating installations and plant, which requires frequent concentration where work patterns are unpredictable. To calibrate and commission equipment, to deal with new situations as they arise, and to work on other building or electrical installations appropriate to their level of multi-skilled training.
2. The ability to install, maintain and service gas and oil fired central heating systems, pressurized hot and cold water systems.
3. To be able to maintain and service dishwashers, washing machines, and waste disposal units.
4. The ability to install and repair sanitary systems i.e. toilets, showers, baths, wash basins.
5. To be able to maintain and service rainwater and foul water drainage systems.
6. To be conversant with legislation regarding Legionellae and to be capable to calibrate mixing valves to correct temperature using a digital thermometer to maintain water temperature between 39-43 degrees centigrade.
7. The ability to use engineering machinery i.e. screw cutting machine, lathe, metal guillotine, electric saw, grinders, pipe benders (Hydraulic and manual type).
8. To be able to service, maintain and repair heating, ventilation and air conditioning systems.
9. To maintain and repair NHS Foundation Trust domestic properties (electrical, central heating systems, sanitary ware, gas services and all drainage systems).
10. To undertake installation work and maintenance of heating systems pipe work, gas systems pipe work, also testing of same, be prepared to work on security access control, fire alarm systems, Blick nurse call, building management systems, and to assist in the installation work of other trades.
11. To carry out Planned Preventative Maintenance work, snagging and other inspections and be responsible for recording information and reporting defects on the appropriate forms or log sheets as required by the Estates Manager.
12. To understand the working of mechanical systems in NHS buildings and to gain knowledge of other electrical systems to enable the carrying out of repairs and to maintain and efficiently run plant and equipment.
13. To be prepared to work in hazardous areas and confined spaces taking all safety measures to prevent danger, avoid injury and prevent damage to equipment.
14. Monitor results to ensure compliance with the latest edition of the Gas Safe and keep records up to date, to request remedial works or emergency isolations as and when required, to complete and issue GAS SAFE gas annual inspection certificates (Landlord’s inspections).
15. Actively participate in the NHS labour management system (LMS) by working within the parameters of the scheme including completion of all job dockets, timesheets, wait cards and defect or other reports required by the scheme.
16. At all times carry Trust communication devices to facilitate immediate response to emergencies. This may also include being the first response to all fire alarms within the trust during normal working hours.
17. To liaise with the Maintenance Team Leader regarding plant or equipment failures and to request the supply of goods and services as necessary.
18. To co-operate and work overtime as required to meet the demands of the service and to participate if appropriate in the out of hours on-call emergency service, which will require attending to any element of maintenance trades: i.e. mechanical, electrical, joinery and glazing.
19. To be able to communicate frequently with all levels of staff when carrying out work, be persuasive and tactful when work involves clients’ personal equipment or living areas, giving advice when necessary.
20. To have a full understanding of and comply with the Trust and Facilities Department Safety Policy and to be aware of any other safety instruction or requirement.
21. The post holder must take full precautions when working in client areas where body fluids are present (toilets, bathrooms, internal drains and external drains etc).
22. To be aware and responsible for tools and equipment at all times whilst in client occupied areas, so as to prevent harm or misuse to self or others. Frequent regular checks must be made during the working day in accordance with Trust procedures.
23. To use in a proper and safe manner all relevant tools, equipment and facilities provided.
24. To refrain from the wilful misuse of or interference with anything provided in the interests of Health and Safety and any action, which might endanger the postholder, or others.
25. To report to the Maintenance Team Leader as soon as practical, any hazards, faults or defects.
26. To report to the Estates Officer as soon as practical accidents and untoward circumstances and to ensure the appropriate accidents forms are completed.
27. To co-operate with the investigation of any accident or untoward circumstances.
28. To be conversant with COSHH regulations.
29. Hours of Duty - A 37½ hour 5 day week (Monday-Friday) with occasional overtime to meet the demands of the service.
30. Maintenance Craftsmen will normally work at Whalley based in the maintenance workshops but may from time to time be required to work at other locations which form part of the Trust.
31.
