If so, I have a great opportunity for an experienced and proactive individual to join my clients friendly and residential property management team based in their central offices in Brighton. You will already have a proven background in managing a residential property portfolio and can multi-task and build strong business relationships. Responsibilities: Managing a portfolio of residential properties. Arranging maintenance works for properties. Arranging day to day repair work liaising with landlords, tenants, and contractors. Ensuring invoices are received and signed off within a timely period of works being completed. Inspecting work before signing off invoices. Regular property visits and reports to landlords. Ensuring the gas safety/electrical safety records are kept up to date. Ensure adequate keys are held for managed properties and preparing keys for contractors. Ensure electric keys and gas cards have credit ready for new tenancies and for contractor use. Provide a first-class service dealing with enquiries and ensuring correct procedures are followed. Assist in creating systems to improve service delivery and ensure compliance standards are not compromised. Attend any relevant training courses that are appropriate to the job title and specification. To use a pool car during business as described above. Carry out pre-vacating inspections to advise Residential Lettings Manager of condition of properties for re-marketing. Organise schedule of works if required Inspecting properties after tenants vacate, arrange works orders, organising works ready for new lets in a timely manner. Carry out Renewals / Rent reviews/Carry out change overs. The right candidate will have the following skills and experience to apply: Proven property management experience and ideally ARLA qualified but this is not a necessity. Great IT skills, including Word, Excel and using property CRM systems, Propco etc Excellent telephone manner and organisation skills. Ability to work as part of a team as well as your own initiative. Good knowledge of letting and property legislation, compliance and H&S. Full Clean driving licence. Ability to problem solve and build strong relationships.
