Position: Property Manager
We are looking for an experienced Property Manager to oversee the management and lettings of our residential portfolio of properties. This role requires a proactive individual with strong organisational skills, excellent communication, and the ability to build and maintain relationships with landlords, tenants, and investors.
Key Responsibilities
Property Management & Lettings Process
* Overseeing the full lettings process, from marketing properties to signing tenancy agreements.
* Conducting viewings, negotiating terms, and ensuring compliance with all legal requirements.
* Managing rental warranties to minimise void periods and guarantee landlord payments.
* Carrying out property inspections and arranging maintenance or repairs as needed.
* Ensuring all properties comply with tenancy laws, deposit protection schemes, and safety regulations.
* Keeping up to date with property legislation and implementing changes accordingly.
* Acting as the main point of contact for landlords and tenants, resolving queries efficiently.
* Working closely with local councils to support tenants facing rent arrears or financial difficulties.
* Assisting tenants with applications for Discretionary Housing Payments (DHP) and other financial aid.
* Mediating disputes to find fair and workable solutions for all parties.
Financial & Business Growth
* Setting competitive rental prices based on market trends.
* Managing rental income and ensuring timely rent collection.
* Identifying opportunities to expand the lettings portfolio.
* Preparing financial reports for landlords and investors.
* Leading, training, and motivating a team of lettings negotiators and administrators.
* Setting performance targets and ensuring the team meets company objectives.
* Ensuring compliance with property laws, eviction processes, and rent regulations.
Who We're Looking For
* Proven experience in property management and lettings.
* Strong knowledge of property legislation and compliance requirements.
* Excellent negotiation, communication, and problem-solving skills.
* Ability to work independently and within a fast-paced environment.
* Strong financial acumen and understanding of rental market trends.
* Experience leading a team is desirable but not essential.
