An exciting opportunity for an experienced Estate Manager to join our resident agent team has arisen. The successful candidate will join the Longleat Estates team and work directly with the Estate director, assistant land agent, two property managers, and property administrator. The Estate department also comprises teams from forestry, the water bailiff, and the mapping department, all of whom work in conjunction with the other estate businesses, including, amongst others, the facilities manager, the finance team, and the curator. * Your role is crucial in delivering a rural land management and property portfolio strategy that ensures that the estate portfolio provides a good return on investment, that land and buildings are utilised in the most financially and sustainable way and equips the estate for the dynamic opportunities and challenges that lie ahead of the UK rural economy.
* To manage and add value to the portfolio, which includes residential, agricultural and commercial properties
* To oversee the delivery of the forestry business, the work of the water bailiff and others within the wider estates team
* To ensure excellent communication between the estate's team and the wider Longleat business, owner and executive directors
Main Duties:
* To provide a full spectrum of in-house professional rural land management advice and services and ensure that the rural estate plays a significant role within the wider business strategy
* Specifically to manage a large let and in-hand property and enterprise portfolio, including residential, commercial, agricultural, forestry and sporting.
* To work alongside the estate finance team to provide accurate budgets, cashflows and five-year plans.
* Deliver timely and efficient solutions whilst demonstrating good business case analysis
* Deliver against set KPIs, which include (but are not limited to) driving income and enhancing margin
* Oversee the forestry department, working closely with the Head of the Department and finance team
* Lead the estate team to ensure close liaison with the tenants and all matters are dealt with in line with best practice
* Oversee the arrangement and supervision of maintenance and refurbishment of the estate property portfolios, supporting the residential property managers and working alongside building surveyors where necessary
* Ensure the management of rental records, rent reviews and debtors and ensure that all databases are appropriately maintained
* Be alive to new opportunities for developing commercial ventures, such as the redevelopment of redundant farm buildings and infill opportunities
* Work closely with the estate head of conservation to ensure that the estate team is engaged with natural capital initiatives
* Identifying and implementing opportunities to diversify and improve estate assets, driving income and enhancing value.
* Promote and progress strategic opportunities on the Estate
* Assist in the delivery of grant funding (where appropriate) and identifying new grant opportunities
* Working closely with the water bailiff, deer management team and forestry colleagues
* To lead and develop relationships with all parties, both internally and externally, to the estate, specifically building rapport with colleagues, clients, tenants, contractors and suppliers and acting as an ambassador of the estate at all times
MRICS (ideally 5 years+ PQE) and FAAV qualified is also advantageous.
* Excellent IT skills

* A team player with a very personable approach along with the ability to engage with a variety of audiences
* Leadership skills to build and maintain good relationships, along with management and communication skills The ability to deal with conflict and provide resolution
* Self-motivated, goal driven and the ability to prioritise, work under pressure and meet deadlines
* Full UK driving licence
