The Merry Monarch is a large 1960’s detached pub situated on the outskirts of the diverse university city of Leicester in the suburb of Westcotes. The pub has a varied local demographic who regularly visit. With excellent main transport links to the city centre, it serves as a good stop-off for customers heading into town in the evening, with a small shopping arcade nearby. The Merry Monarch is also only a couple of minutes from Leicester City's King Power Stadium, several parks, and all city centre amenities.
PUB LAYOUT
The bar entrance leads into the main bar area, featuring a pool table, dartboard, and numerous TV screens for customers to enjoy live sports coverage. The fixtures and fittings include a large fixed seating area with loose tables, accommodating thirty to forty people plus vertical drinkers. The spacious function room is accessed through a separate entrance, with the main bar servicing both sides of the pub. This room has a wooden dance floor, fixed seating areas, loose tables and chairs, and a large projector screen which has previously been used to show major sporting events. Externally, there is a large grassed drinking area and a covered smoking shelter. There is also a public pay and display car park adjacent to the pub.
TRADING STYLE
The pub currently operates as a busy community pub, showing live sports and hosting a pool and darts team. Our vision is to maintain existing trade while building and offering more to the community – utilizing the full area of the pub and introducing a simple food offer to provide an additional income stream, along with a regular entertainment programme.
ACCOMMODATION
The private accommodation is of good size, providing ample space for a family. The first floor consists of two bedrooms, a large living room/lounge, kitchen, and domestic bathroom. It also has an additional roof terrace for the private accommodation.

BDM VISION
I am looking for an applicant who can run a diverse community pub – someone who understands the needs of the local community and can incorporate something for all ages. A strong marketing plan that caters to day and evening trade and enhances the current offering is essential.
FUTURE PLANS
Annual Rent: This is our lowest rent figure associated with a Full Tie. If the tie is reduced, the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed. On occasion, our Business Development Manager will discuss a start-up rent which is discretionary to an individual pub and can be discussed.
Security Deposit: This sum of money will be held on your account and will be returned to you on exiting the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long-term agreement.
Working Capital: This is a recommended amount required for the day-to-day running of the business.
Stock: This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, and any unopened/opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings: This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free-standing or hung by a nail or hook. This will also include furniture.

Training: £350.00 – Before signing a long-term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost: £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you peace of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
*Zero Business Rates: Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes. Please note, this only applies to pubs marked with an asterisk *
