Job Title: Maintenance Operative
Salary: £25,000-£27,000pa
Location: Birmingham based, with regional travel (company vehicle provided)
Contracted: 40hrs per week– Monday – Friday
Role Overview:
As a Maintenance Operative, you will provide essential caretaking and maintenance support to ensure the security and general appearance of our buildings and surrounding areas are upheld to the highest standards. You will also oversee the efficient operation of heating systems and respond to maintenance requests as needed.
Key Responsibilities:
* Operate and monitor heating plant and equipment, ensuring efficiency and reporting any defects.
* Conduct regular lighting system checks, replacing minor parts where necessary.
* Clear blockages and clean plumbing installations as required.
* Maintain external areas, including gutters, drains, and waste disposal.
* Perform minor repairs, including painting, decorating, plastering, and basic plumbing.
* Ensure stock levels of essential maintenance supplies are monitored and replenished.
* Keep accurate records of alarm logbooks, asbestos checks, Legionella temperature checks, and heating system maintenance.
* Respond to emergency maintenance issues, including gas, electrical, and water supply faults.
* Assist with porterage tasks such as setting up and clearing furniture.
* Work collaboratively with contractors and visitors to ensure smooth maintenance operations.
* Carry out regular fire alarm tests and assist in evacuation procedures.
* Maintain the company vehicle (if provided) and report any faults.
* Adhere to Health and Safety regulations and IBC Healthcare’s policies.

Person Specification:
We are looking for a proactive and skilled individual who possesses:
* Experience in the construction industry or building maintenance.
* Knowledge of maintenance costs and repairs.
* Awareness of Health and Safety legislation.
* General handyman skills, including minor repairs and maintenance.
* Basic understanding of heating, plumbing, and electrical systems.
* Experience in a similar caretaker/maintenance role (desirable).
* Experience working with individuals with learning difficulties and complex behaviours (desirable).
* Strong problem-solving skills and the ability to work independently.
* Good organisational and communication skills.
* A full UK Driving Licence is essential, as travel across the organisation is required.
