What's involved with this role: Disrepair Surveyor – Property Services Job Ref: ATR 5258776 Pay Rate: £48,065 per annum Hours per week: 37 Monday – Friday, 8.30am to 5pm Role Length: Permanent City: Andover, Hampshire The role will cover Wiltshire and Hampshire, so candidates will need to be suitably based for this. Full UK driving licence and access to a vehicle is required The main focus of this role is to complete damp and mould and disrepair surveys, identifying building defects, and completing any further investigations to accurately diagnose and rectify any faults including damp remediation. This will involve specifying works for DLO as well as managing contractors to ensure all works are completed to a high standard and in good time. Key Responsibilities: Produce high quality condition reports of each property that our solicitors can rely on in court and be willing to appear in court as a witness if required. Supporting our team of Response Surveyors by completing comprehensive damp investigations in problematic properties, providing advice and training to other members of the team and handling complaints. Undertake domestic and commercial building surveys as required to provide advice on matters such as construction defects, disrepair and dilapidations. Where necessary produce detailed reports concerning findings including options for remedial solutions with cost estimates and proposals regarding safe methods of work. Provide advice to colleagues regarding legislative matters such as Regulatory Reform (Fire Safety) Order 2005, Planning and Building Regulations approval, the Party Wall etc. Provide training and guidance to colleagues on a range of matters including technical surveying, use of specialist surveying equipment, building pathology, repair techniques and methods of procurement. Assist with the preparation and present of accurate management information and reports for Boards, the Executive and other external stakeholders as required. Work closely with the Finance team on all aspects of portfolio area budgets. Qualifications: Relevant technical (HNC or higher) qualification in Building, Surveying, damp remedial works or similar technical field or will be able to demonstrate 6 years plus of experience within this sector. RICS or CIOB membership. Skills & Experience: Minimum of 12 months recent experience in a similar role, or context and ideally within a public sector organisation. An expertise in building pathology and experience in damp investigations will be a big asset in this role as would excellent customer care skills to help us manage these difficult cases. Strong working knowledge of Disrepair legislation, the Landlord Tenancy act 1985, Homes for Habitation and HHSRS assessments. A strength will be time management and they will be experienced in working to deadlines, whilst maintaining performance and budget targets. A confident communicator, being able to relay complex information to contractors and customers alike with the ability to change needs to meet the audience. Comfortable communicating verbally and in writing. Ability to manage & develop staff. Knowledge of building survey methodologies. Strong IT skills including Microsoft packages or equivalent (e.g. G Suite).
