Materials Buyer Our client, a small residential developer are seeking and detail-oriented Materials Buyer to join the team. This role is critical in ensuring that all construction materials are sourced, procured, and delivered on time, in full, and within budget, contributing to the successful delivery of high-quality residential developments. The sub contract packages are let as a Fix only package, so all materials are sourced and procured in line with NHBC guidelines for the supply chain. The role will will be split between the project located on the North coast of Kent and the office which is walking distance from Victoria station. Key Responsibilities: Sourcing Materials: Identify and select suppliers for all necessary building materials, including but not limited to timber, concrete, insulation, and finishes, ensuring compliance with company quality standards and specifications. Supplier Management: Build and maintain relationships with suppliers, negotiate pricing, lead times, and delivery schedules. Ensure suppliers are aligned with the company’s requirements for cost-effectiveness and quality. Procurement Planning: Work closely with the project manager and Senior Quantity Surveyor and site teams to forecast material requirements and create procurement schedules to avoid delays or shortages. Cost Management: Monitor and manage material costs, ensuring procurement remains within budgetary constraints. Assist with cost forecasting and advise on cost-saving initiatives. Order Processing: Place orders for construction materials in a timely manner, ensuring accurate delivery dates and quantities are met. Track orders through to delivery. Inventory Management: Maintain an efficient stock system to ensure adequate supply of materials for ongoing projects, minimizing waste and preventing overstocking. Compliance & Documentation: Ensure all procurement activities adhere to UK regulations and industry standards. Maintain accurate records of purchases, contracts, and deliveries for audit purposes. Problem Solving: Address any issues with material shortages, defects, or delivery delays, finding solutions to keep projects running smoothly. Market Awareness: Keep up to date with changes in the construction materials market, industry trends, and pricing to provide informed recommendations to the team. Required Skills & Experience: Proven Experience: At least 3-5 years of experience in a materials buying role within the construction or residential development sector. Knowledge: Strong understanding of construction materials, suppliers, and the residential development process. Negotiation Skills: Ability to negotiate pricing and terms effectively with suppliers and vendors. Organisation: Highly organised with the ability to manage multiple projects and priorities in a fast-paced environment. Cost Conscious: Experience in managing procurement budgets and controlling costs effectively. Attention to Detail: High level of attention to detail, ensuring accurate order placement and delivery tracking. Communication: Excellent communication skills, both written and verbal, to liaise with internal teams, suppliers, and contractors. IT Proficiency: Proficient in MS Office (Excel, Word, and Outlook) Desirable Skills: Understanding of Sustainability: Knowledge of sustainable materials and practices within the residential construction industry.
