Job title: Caretaker / Maintenance Assistant We are looking for someone to join our Roost on a part time permanent basis, with the successful candidate working 5 days out of 7. Our new Caretaker will become a key part of our existing, friendly and experienced property team at our Chapel Heights Property in Durham. Hours: 30 Hours, working hours and days flexible Salary: £ 19,656.00 per annum £12.60 per hour Are you someone who prides themselves on ensuring an environment is the best it can possibly be? Our caretakers are just that: individuals who take care of our buildings, providing not only safe spaces for our residents and team members but also going over and above to keep our buildings well-maintained and an aesthetic dream. As a caretaker at Student Roost, you are involved in all aspects of building maintenance, from carrying out small repairs to escorting third-party contractors to any issues within your building. You will also take the lead on compliance checks with your keen eye for detail and precise reporting skills. And just as you care for our buildings and the people within them, we’ll take care of you. DO Adopt a consistent and unrelenting approach to ensuring that your property is safe, through accurate and detailed compliance checks and swift reporting of non-compliance. Have a keen eye for anything that needs repairing or replacing, from painting to putting up shelves, unblocking drains to stopping leaks. Develop a keen understanding of planned preventative maintenance at your property and become your sites go-to for PPM queries. You’ll be happy to get your hands dirty by managing your property’s bin store area and taking the lead to ensure contaminated waste is correctly disposed of. Understand that safety and welfare are never overlooked so you must be able to use all equipment safely and efficiently, as well as escort, monitor and assist the quality of work of contracted landscapers and specialist engineers attending site Be your building’s maintenance expert, learning the quirks that make your site unique and the areas of your property that require additional care. COLLABORATE Work closely with the site manager and assistant manager to ensure any maintenance issues that require a third-party contractor are raised and reported and that planned preventative maintenance is carried out in line with the appropriate timescales. Psst… there are some challenges too There is a lot of statutory compliance jobs with this role, to make sure we are keeping our residents safe, so sometimes it might feel a little repetitive. Summer turn can be challenging and fun in equal measure. This is when we are repairing and preparing rooms for our new residents. This might mean working more hours than usual, but don’t worry there’s overtime pay and usually pizza (insert other free food) Spoilers please It’s going to be an exciting journey so we thought we’d give you some insight into what you can expect to do and learn in the first six months of your role. Within… 1 month You will start to understand the culture and values of Student Roost. You will know your team members and have a good idea of the daily and weekly compliance checks. You will have had a bash at some minor repairs and be getting to grips with our maintenance logging app. 3 months You will have started getting through the weekly PPM checks with ease and build some familiarity with monthly PPM checks. You are a bin store hero and can spot a contaminated bin at great distance. You liaise with the site manager(s) to ensure any maintenance that you can’t complete is logged with a third-party contractor and are confidently undertaking minor repairs such as unblocking drains and re-programming door locks. 6 months You will be well underway to being settled, comfortable with all areas of PPM and day-to-day maintenance. You can triage incoming jobs through the maintenance reporting app and assess which jobs remain internal. You liaise with the site managers on ordering the stock you need to carry out your job and carry out audits of your stock when required. You are happy to escort external contractors around site and assess the quality of their work.
