You’ll oversee and manage planning applications, working closely with our in-house Design team, external consultants, and local authorities to ensure smooth approvals and successful project delivery. Supporting the Head of Planning, you’ll be involved in all aspects of the planning process, helping to drive forward high-quality developments.

What you’ll be doing in the role:
* Undertaking planning appraisals of land and development concepts to advise on the planning potential and strategy, with commentary of site risks and opportunities.
* The preparation and submission of pre-application enquiries and liaison with the Local Planning Authority and relevant Statutory Consultees.
* The preparation, submission, monitoring and management of a range of planning applications, including full, outline, reserved matters, non-material amendments, minor material amendments (S73) and the discharge of planning conditions.
* The preparation, submission and management of planning appeals.
* The management of the appointed consultant team, and internal departments throughout the planning process.
* Preparing a wide range of planning documentation to support planning applications such as covering letters, planning statements, statement of community involvement, health impact assessment, flood risk sequential test report, appeal statement of case and appeal and local plan promotion document.
* Conducting site visits in order to review site specific constraints and to ascertain additional report requirements.
* Working closely with Head of Planning and Head of Land to ensure that planning applications are prepared on time, contributing towards the business plan.
* Reporting key planning updates for projects acting as project lead during the land & planning meeting, providing updates to the timings and if delays occur, communicating the reasons for this and recruiting the support of other relevant departments in order to progress applications as efficiently as possible.
* Assisting the Head of Planning to monitor and report on both local and national planning policy changes and key planning decisions.
* Maintain commercial awareness, alongside managing positive working relationships with the Local Authorities to ensure effective negotiations on planning policies.
* Prepare the submission of Local Planning representations for the portfolio of sites.
* Assist the Head of Planning in the preparation of invoicing and managing budgets.
* Some out of hours working, e.g. planning committees, networking events and public consultations.
Key skills needed for this role:
* Planning degree to RTPI accreditation.
* Minimum of 3-4 years experience within a similar role within residential build.
