A fantastic job opening has opened for the role of Band 8b - Estates Operations Manager.
As directed by the Head of Engineering the post holder will be responsible for the integrity of the Mechanical, Electrical, Building and Fabric infrastructure and for providing specialist technical advice to the day-to-day management of the Trust’s buildings with regard to breakdowns, planned preventative maintenance and minor works projects whilst providing expert advice on all aspects of Estates Specialist Services.
This role includes responsibility for development and implementation of the maintenance strategy for all estates assets ensuring full compliance and identification of risks/issues as they arise.
The post holder may be required to undertake root cause analysis for Estates services or other system issues and at times will be required to prioritise tasks considering competing demands.
The post holder shall ensure that all plant and equipment is serviced and maintained throughout the Trust’s property, including the major overhauls and replacement of assets in accordance with Statutory and Trust requirements and ensure that a lifecycle replacement programme is developed to assist capital planning.
You will be required to work shifts covering 8:00am to 5:00pm Monday to Friday, You will participate in the Managers On call rota Full details will be discussed at interview.
Oversee the Estates Computer Aided Facilities Management (CAFM) system to ensure that it is maintained and operated to reflect all the hospital’s infrastructure assets that are subject to routine maintenance and that appropriate system of Planned Preventative Maintenance (PPM) is in place and kept up to date. This will include generating and presenting key management information to the senior EFM team at regular frequencies.
Ensure that the PPM schedules within the CAFM system are updated to reflect changes to the hospital’s estate and legislative and guidance changes such as HTMs. ACoPs and CAS alerts.
Ensure that an accurate asset register is collated and maintained complete with relevant information and ensure that a lifecycle and backlog maintenance programme is developed to assist with risk identification/mitigation and capital planning.
Oversee the Estates Department’s information management system to ensure that appropriate records and certificates are retained in a logical electronic and hard copy file structure such that the hospital can readily demonstrate maintenance statutory and mandatory compliance.

Ensure that all work, undertaken by both in-house resource and external contractors, is compliant with relevant legislation, safe systems of work, Risk and COSHH assessments, Health Technical Memorandums (HTMs), Health Building Notes (HBNs), British Standards, European standards, etc, and other relevant documentations such as Approved Codes of Practice and trust policies and procedures.
Carry out and document regular audits in conjunction with the Compliance team to measure quality and performance of the tasks undertaken.
